f
2841 Marion Street
/ Roseville, 'rin., 55113
March 31, 1984
Kelly McGlirran
2849 Marion Street
Roseville, Mn-, 55113
Dear Kelly,
Yoll didn't give I's much time to •thin'c or make a decision on the regltest in
yo'tr letter dated March 26, 1984, stating if yolt didn't hear from '.Is by April 8,
1984, yoll were going to proceed with "my second entryon."
Lot me relate a little of the experience we enco.Intered when we negotiated for
this home. We decided on the size of the home and when we expressed a desire
to have a two -stall garage, we were informed that this was not allowed accord-
inE; to the City of Roseville Single-family Residential Building Code as we
wolild be too near the lot line. We could only blllld a single car garagee How-
ever, they said it would be perfwtly permissible to build a two or two and
one-half stall garage at the rear of the property. They also informed 'is of
the code in regard to the distance from the property line, both from the west
and the solith end of o"Ir property. We decided to b'lild a do»ble garage in the
rear of the property, as yo•i well know, adhering to all city codes.
`_'o" stated yolir first option wolild increase the val'lation of yolir home, which
we certainly agree, belt we do not believe it wolild enhance or help the val'le
of o`ir home. I wish yoll wolild come over and look ol,t o"r bedroom window --
jllst to see what a garage overhang, as yoll sliggest, would look like, especially
with the difference in elevation. I don't think yo„ colild say it wolild do
anything what -so -ever to enhance the desirability or value of o"r home, but on
the contrary, would become a major obstacle and 'tsed as leverage to reduce the
val'te of our home.
Yell know, when this development was made, the size of lots and amount of dis-
tance between homes were all part of the reasons we bought, and manor others
also did. J11st review our own block. Two of the original homes (including
o'trs) had a garage built at the rear of the lot, either at the time of purchase
or sho_•tly thereafter. Three of the homes built with single garages have silb-
seq'tently built larger garages in the rear of their property. only one hollse
has extended their single attached garage to a larger garage, for which I
indicate elsewhere, I wolild never approve. Look over these five homes with
garages in the rear and compare them with the one hollse with an extended attached
garage, and see if yoll can understand why we, and several of o'ir neighbors, be-
lieve that the space between the holises is desirable and that the present city
code sho'lld be adhered to.
I'm s"re yo'_1 were aware of the code when you made yo»r purchase, and also when
yoll made yo'ir addition to the original home. I understand yoll and one of o'ir
former neighbors also disc, issed building as we did and also o"r neighbors to
the so,,th of .n
