b <br />r 9 <br />u <br />CON <br />February 29, 1984 <br />Statement in Support of Variance Request <br />Stone Container Corporation (formerly National Packaging Company) contracted <br />with McCough Construction to build them a manufacturing warehouse facility in <br />1968. This was accomplished and two additions were added to the building, <br />the final one being constructed in 1973. Permits for the work were issued by <br />the City of Roseville in each instance. Stone Container would like to add a <br />small, office addition to this facility. In the process of applying for a <br />building permit for the new addition it was found that the existing building <br />is in non-conformance with three zoning ordinances. <br />Section 10.03 requires 40' front yard set backs. The existing site <br />has 40' set backs except in front of the existing office building and to the <br />north a distance of approximately 450'. The existing set back in those areas <br />is 15'. The proposed addition will not affect parking set backs in any way. <br />Accordingly we request approval of the in place parking set backs. <br />Section 10.09 requires a building of no more than 30% of the gross site. <br />The existing building uses 44% and we propose to add 1% to its overall size. <br />The new addition will not displace anything except asphalt paved trailer <br />parking. No loss of vegetation or parking is involved. The proposed <br />addition is only slightly more than one percent of the existing building. <br />The, only real change is to slightly increase parking stalls. Accordingly <br />we request variance from this section of the code. <br />Section 1.0.12 requires 204 total parking spaces be available. The site <br />currently has 146 available spaces. Stone Container has 131 maximum em- <br />ployees at any one time. The proposed addition will not affect the number <br />of employees at the site.
