Also, as this is a commercial parcel and,'thus, <br />has new construction occurring upon it, concrete sidewalks are required on <br />Rice St. and on So. Owasso Blvd. <br />Planning File 1476 Dean Westerlund <br />The site plan as submitted contains several features not in conformance with <br />current ordinances: <br />1) Proposed sip- is set back 12' from the Lexington Ave. right of way. <br />Ordinance requirement calls for 301. <br />2) Proposed parking extends to within 71 of the east property line. <br />Ordinance requirment is 151. (The former plan did incorporate a turn -around <br />within the setback area, but not parking space. <br />3) While a pathway has been constructed along Lexington Avenue, the <br />ordinance would require the applicant to construct a sidewalk on the Sandhurst <br />Drive frontage. <br />Planning File 1477 Chris Carlson Relocation of a Dwelling. <br />Ten feet of additional right-of-way dedication for Cleveland Ave. is required <br />in accordance with Ramsey CountyyIs Comprehensive Plan Needs. Further, drawings <br />submitted show a 42' dwelling to be placed on this 60' lot. Maintaining a 5' <br />setback on the north property line leaves approximately 13' of space between <br />the south property line to the south side of the building. Allowing for the <br />ordinance requirement of 5' for a driveway setback, only--8 feet remains for a <br />driveway surface. We suggest this is insufficient for a functional driveway, <br />and driveway variances are involved here. Perhaps the house is too large for <br />the site. <br />DPD/c <br />
