BACKGROUND <br />This is an application for approval to split a platted lot. The parcel is <br />located on the northeast edge of Lake McCarron, between McCarron <br />Boulevard North and McCarron Street. The Subject Property contains <br />145,751 square feet (3.34 acres) and the two lots to be created will <br />contain 79,463 square feet and 66,288 ,L are feet respectively: — <br />Needless to say, both of these lots will greatly exceed the area <br />requirements in the R-1 District. In fact, all of the R-1 standards are <br />either met or exceeded in both cases. <br />2. DEVELOPMENT SUMMARY <br />Site Area: <br />Proposed Lots: <br />Ordinance Compliance Summary: <br />3. Ft. <br />Both lots meet or exceed all <br />requirements. <br />Engineering Considerations <br />The Engineering Department has reviewed the proposed lot split and <br />offers the following com►nents: <br />1. A driveway to the new lot must enter McCarron Street at the <br />corner. This situation is not desirable, but due to the low <br />amount of traffic on McCarron Street, this is of a relatively <br />small concern. <br />2. A 20-foot sanitary sewer easement exists on the property. The <br />pipe in this easement flows to the west along the north side of <br />Lake McCarron, and a new home on this side would be served by <br />this line. <br />
