RCA Attachment 1 <br />RPCA Attachment 4 <br />I NTEROFFICE M EMORANDUM <br /> <br />Date: August 16, 2024 <br />To: Bryan Lloyd, Senior Planner <br />From: Jennifer Lowry, Roseville Public Works <br />RE: 1385 Centennial Drive: Roseville Covenant Church lot split <br />The Public Works Department reviewed the proposed plans for the project noted above and offer <br />the following comments with regard to the project’s impact on City services and/or infrastructure: <br />1.Site Plan <br />o Due to the minimal amount of lots created, the development did not meet the <br />threshold per City policy to conduct a traffic study. A traffic study was not <br />conducted but any increase to traffic on adjacent streetsis expected will not create <br />any significant issues. <br />2.Utilities <br />o Water <br />Watermain is available for connections <br />o Sanitary <br />Sanitary sewer main is available for connections. <br />o Storm Sewer <br />The development has tomeet city stormwater standards. These standards <br />include water quality, rate, and volume requirements that will ensure the <br />property will protect downstream surface waters and not add to any local <br />drainage and flooding issues. Submittals from the developers consulting <br />engineer can meet the requirements of the city. Engineering staff are <br />confident the developer will be able to meet the stormwater requirements <br />with minor plan revisions. <br />The storm sewer improvements within the site would be private. <br />RiceCreek Watershed District permit not required <br />NPDES Permit not required. <br />City Erosion Control, Grading and Storm Water Permit required. <br />An existing storm sewer crosses the proposed lot from the pond to the city <br />storm seweron the SW corner of the property. The crossing should be <br />protectedand exist within a new easement, or it should be rerouted to the <br />storm sewer in the street. <br />Thank you for the opportunity to provide feedback and on this project at this time.
