RCA Attachment 4 <br />I NTEROFFICE M EMORANDUM <br /> <br />Date: January 22, 2025 <br />To: Bryan Lloyd, Senior Planner <br /> <br />From: Jennifer Lowry, City Engineer <br />RE: 571 Roselawn - Subdivision Proposal <br />The Public Works Department reviewed the proposed plans for the project noted above and offer <br />the following comments with regard to the prƚƆĻĭƷ͸ƭ źƒƦğĭƷ ƚƓ /źƷǤ ƭĻƩǝźĭĻƭ ğƓķΉƚƩ <br />infrastructure: <br />1.Site Plan <br />o The development did not meet the threshold per City policy to conduct a traffic <br />study. Additional traffic is not anticipated to create issues on Roselawn nor on <br />other nearby roads. <br />o If setbacks, easements, or lot sizes change, the changes will need additional <br />review. <br />2.Utilities <br />o Water & Sanitary Sewer <br />Watermain is available for connections. <br />Sanitary sewer main is available for connections. <br />Final construction plans will be reviewed by the City prior to issuing <br />permits for utility connections. <br />o Storm Sewer <br />The development has to meet city stormwater standards. Submittals from <br />ƷŷĻ ķĻǝĻƌƚƦĻƩ͸ƭ ĭƚƓƭǒƌƷźƓŭ ĻƓŭźƓĻĻƩ demonstrate that the site can meet <br />the requirements of the city. <br />The City has worked closely with the consulting engineer and the <br />developer on the proposed stormwater infrastructure. The proposed rain <br />guardian turret, basin along RoselaǞƓͲ ğƓķ ƷŷĻ ĬğƭźƓ͸ƭ ƚǒƷƌĻƷ Ʒƚ ƷŷĻ <br />existing storm sewer will be publicly owned and maintained by the City <br />once the BMP is approved and accepted by the City. Any culverts <br />associated with the driveways will be privately owned and maintained. <br />Submit contact information for the trained erosion control coordinator <br />responsible for implementing the Stormwater Pollution Prevention Plan <br />(SWPPP) for the site.
