Department Approval City Manager Approval Item Description: Approve the renewal of a Short-Term Rental License for 1901 Ryan Avenue 1 2 Background 3 Chapter 909 of City Code requires the licensing of non-owner occupied short term rentals 4 of dwelling units, subject to certain exemptions. The original short term rental license for 5 1901 Ryan Avenue was issued on February 14, 2023. On December 24, 2024, an 6 application for renewal of the short term rental license was submitted by the property 7 owner. The property is a three bedroom, single family home. The property owner has 8 certified and attested to the requirement of lodging tax payment, as well as, the maximum 9 occupancy of four or less unrelated adults or one family. The subject property’s current 10 short term rental license is valid through February 14, 2025. There have been no nuisance 11 or property maintenance violations in the last five years that impact the ability of the license 12 to be issued. Monthly payments of the required lodging tax have been submitted to the 13 City. Short term rental licenses include the requirement of minimum stays based on on- 14 season (10 days) and off-season (7 days) times of the year. 15 16 Upon renewal, the license will be valid for 365 days from the expiration date of the current 17 license and will be one of ten properties with a current short term rental license. A current 18 copy of the license must be posted in the rental unit, along with current copies of City Code 19 Sections 405, 407 and 602. A draft of the license is provided as Attachment B. 20 21 The applicant has supplied all required license information and paid the license fee of 22$515. In accordance with Section 909.03, the process for licensure is outlined in Chapter 23 301, which requires presentation to the City Council.
