The purpose of the appraisal is to appraise the subject itemsas they are currently installed and in continued use.The intended use of the appraisal is for potentialrelocation of the tenant. The client is the City of Roseville. The intended usersof the report arethe client. The business known as Salon 27 occupies atenantspace of approximately 1,400 square feet (SF)in a retail neighborhoodcenterthat is located at the northwest corner of Lexington Avenue North and Woodhill Drivein Roseville. The Salon 27 business has occupied this space since 2014. The tenantspace was completely unfinished at the start of Salon 27’s occupancy.The tenant improvements and trade fixtures were reportedly constructed/installedat the tenant’s expense. The City of Roseville (the City) acquired the neighborhood center in April 2018 for the purpose of redeveloping the site with a maintenance facility. The City started the eminent domain processbut was ultimately able to reach an agreement without exercising itsright of eminent domain. The City intends to relocate the existing tenants, including Salon27, in order to proceed with itsredevelopmentplans. As part of that effort, the City requested an appraisal be made to determine the fair marketvalue of the tenant improvements - Page 1 - Qbhf!:5!pg!385
