The purpose of the appraisal is to appraise the subject itemsas <br />they are currently installed and in continued use.The intended use of the appraisal <br />is for potentialrelocation of the tenant. The client is the City of Roseville. The intended <br />usersof the report arethe client. <br />The business known as Salon 27 occupies atenantspace of approximately 1,400 <br />square feet (SF)in a retail neighborhoodcenterthat is located at the northwest <br />corner of Lexington Avenue North and Woodhill Drivein Roseville. The Salon 27 <br />business has occupied this space since 2014. The tenantspace was completely <br />unfinished at the start of Salon 27’s occupancy.The tenant improvements and trade <br />fixtures were reportedly constructed/installedat the tenant’s expense. <br />The City of Roseville (the City) acquired the neighborhood center in April 2018 for <br />the purpose of redeveloping the site with a maintenance facility. The City started the <br />eminent domain processbut was ultimately able to reach an agreement without <br />exercising itsright of eminent domain. <br />The City intends to relocate the existing tenants, including Salon27, in order to <br />proceed with itsredevelopmentplans.
