<br />REQUEST FOR COUNCIL ACTION <br />Date: 1/26/2026 <br />Item No.: 10.f. <br />Department ApprovalCity Manager Approval <br />Item Description:Approve the renewal of a Short-Term Rental License for 770 Heinel Drive <br />1 <br />2 Background <br />3 Chapter 313 of City Code requires the licensing of non-owner occupied short term rentals of dwelling <br />4 units, subject to certain exemptions. On December 16, 2025, an application (Attachment 1) for renewal <br />5 of this short-term rental license was submitted by the property owner. The property is a four bedroom, <br />6 single family home. The property owner has certified and attested to the requirement of lodging tax <br />7 payment, as well as, the maximum occupancy of four or less unrelated adults or one family. The subject <br />8 property’s current short term rental license is valid through February 1, 2026. There have been no <br />9 nuisance or property maintenance violations in the last five years that impact the ability of the license to <br />10 be issued. Monthly payments of the required lodging tax have been submitted to the City. Short term <br />11 rental licenses include the requirement of minimum stays based on on-season (10 days) and off-season <br />12(7 days) times of the year. <br />13 <br />14 Upon renewal, the license will be valid for 365 days from the expiration date of the current license and <br />15 will be one of nine properties with a current short term rental license. A current copy of the license must <br />16 be posted in the rental unit, along with current copies of City Code Sections 404, 405 and 602. A draft of <br />17 the license is provided as Attachment 2. <br />18 <br />19 The applicant has supplied all required license information and paid the license fee. In accordance with <br />20 Section 313.03, the process for licensure is outlined in Chapter 301, which requires presentation to the <br />21 City Council. If approved, the number of properties with active short-term rental licenses will remain at <br />22 11.
