<br />REQUEST FOR COUNCIL ACTION <br />Date: 1/26/2026 <br />Item No.: 10.g. <br />Department ApprovalCity Manager Approval <br />Item Description:Approve the renewal of a Short-Term Rental License for 1901 Ryan <br />Avenue <br />1 <br />2 Background <br />3 Chapter 313 of City Code requires the licensing of non-owner occupied short term rentals <br />4 of dwelling units, subject to certain exemptions. The original short term rental license for <br />5 1901 Ryan Avenue was issued on February 14, 2023. On January 2, 2026, an application <br />6(Attachment 1) for renewal of the short term rental license was submitted by the property <br />7 owner. The property is a three bedroom, single family home. The property owner has <br />8 certified and attested to the requirement of lodging tax payment, as well as, the maximum <br />9 occupancy of four or less unrelated adults or one family. The subject property’s current <br />10 short term rental license is valid through February 14, 2026. There have been no nuisance <br />11 or property maintenance violations in the last five years that impact the ability of the license <br />12 to be issued. Monthly payments of the required lodging tax have been submitted to the <br />13 City. Short term rental licenses include the requirement of minimum stays based on on- <br />14 season (10 days) and off-season (7 days) times of the year. <br />15 <br />16 Upon renewal, the license will be valid for 365 days from the expiration date of the current <br />17 license and will be one of eleven properties with a current short term rental license. A <br />18 current copy of the license must be posted in the rental unit, along with current copies of <br />19 City Code Sections 404, 405 and 602. A draft of the license is provided as Attachment 2. <br />20 <br />21 The applicant has supplied all required license information and paid the license fee of <br />22$540. In accordance with Section 313.03, the process for licensure is outlined in Chapter <br />23 301, which requires presentation to the City Council. If approved, the number of properties <br />24 with an active short-term rental license will remain at 11.
