<br />(3) Cemeteries, provided that a 30-foot yard shall <br /> <br />be maintained for landscaping purposes between the nearest cemetery lot <br /> <br />and all adjacent land included in an "R" District. <br /> <br />(4) Any use eligible for special permit in the "R-l" <br /> <br />District. <br /> <br />a) No structure shall exceed thirty feet in height. <br /> <br />b) No structure shall be more than two stories in <br /> <br />height, except that a story not used for dwelling area may be <br /> <br />additional to the two-story limitation, provided that such <br /> <br />story shall be at least 70 percent below average grade. In <br /> <br />no case shall the ceiling of any dwelling unit be more than <br /> <br />21 feet above average grade. <br /> <br />(2) The minimum lot size shall be fifteen thousand <br /> <br />square feet. <br /> <br />(3) The minimum lot width shall be one hundred feet. <br /> <br /> <br />(4) The minimum set-back of buildings from lot lines <br /> <br />shall be: <br /> <br />a) Front yard - thirty feet; <br />b) Side yard (each) - fifteen feet or three-quarters <br /> <br />of the height of the structure, whichever is greater; <br /> <br />-9- <br />
