<br />CITY OF ROSEVILLE <br />ORDINANCE NO. 886 <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />* <br /> <br />AN ORDINANCE ADDING A NEW CHAPTER 36 PROVIDING FOR REVIEW <br />OF PLANS FOR CONSTRUCTION IN ZONES OTHER THAN R-l AND R-2. <br /> <br />The City Council of the City of Rosevi1le does hereby ordain: <br /> <br />I. <br /> <br />The City Code of the City of RoseviHe is hereby amended by adding a new <br /> <br />Chapter 36, to read as foHows: <br /> <br />36. Review of Plans <br /> <br />36.010. Applicant for Building Permit to Provide Plans. At <br />the time of application for a building permit involving exterior <br />construction, the cost of which is estimated to be $10,000.00 or more, <br />in aH zoning classifications except R-l and R-2, the applicant shaH <br />submit detailed plans to the City Manager's designated representative <br />concerning exterior lighting, signs, exterior construction material, <br />exterior color, outside trash and refuse receptacles, screening and <br />such other exterior factors as the City Manager's representative <br />requests. <br /> <br />36.020. Approval of Plans Adjoining Residential Districts. <br />Where the exterior construction is located on a parcel of land zoned <br />other than R-l or R-2. and the parcel is immediately adjacent to or <br />across a street from lands zoned R-l or R-2, such plans must be <br />approved by the City Manager's representative before a building <br />permit may be issued. In determining whether or not the plans shaH <br />be approved, the foHowing criteria wiH be considered: <br /> <br />(1) Minimization of any adverse impact on the use <br />and enjoinment of the adjacent R-l or R-2 <br />properties. <br /> <br />(2) Minimization of adverse impact on the market <br />value of the adjacent R-l or R-2 properties. <br /> <br />36.030. Review of Plans. Where the exterior construction is <br />located on any parcel zoned other than R-l or R-2, except properties <br />covered by Section 36.020, such plans shaH be reviewed by the City <br />Manager's representative. <br />
