<br />Roseville Planning Commission <br /> <br />Minutes of the July IIp 1962 Meeting <br /> <br />8:10 P.M. to 11:25 P.M. <br /> <br />Chairman Bell called the meeting to order. Commissioners Bell>> Chestnut. Grauelp <br />Jonason. Soike and Swanson were present. Commissioner Membrez was absent. Planner <br />Dahlgren and Engineer Soutter were also present. <br /> <br />7= 11=31 Peter A. Valois and Robert Valois attended the meeting in support of the <br />preliminary plat of Valois Addition located near Clc:ve 1 and and Skillman Avenues. <br />In 1960. Peter Valois submitted a preliminary plat Ot the property which was denied <br />when he could not work out a joint development with property owners south of his <br />property. Since this time. Mr. Valois sold 183 feet of land having frontage on <br />Skillman Avenue. The sale of this land was done in violation of the ordinance by <br />subdividing land outside the required subdivision procedure. ~1r. Valois did not <br />retain a dedication of a 16.5 foot strip of right=of=way along Cleveland Avenue and <br />a 20 foot strip of right=of=way along Skillman Avenue for street purposes when he sold <br />the land. <br /> <br />Jonason Moved. Grauel Seconded. that we recommend to the Village Council that the <br />preliminary plat of Valois Addition be denied until such time as Mr. Valois can secure <br />the necessary dedications for street purposes. ~1otion c&rried (4 to 2). Soike and <br />Swanson voting to approve to plat. <br /> <br />7=11=18 The request of Rose of Sharon Manor. Inc. for approval of a preliminary plat. <br />rezoning of land from R=l to R=3 and a special use permit to construct a nursing and <br />old age home on land near Highway No. 36 and Lexington Avenue. <br /> <br />Reverend A. V. Gustufson and Reverend E. A. Lundblad told the Commission that Rose of <br />Sharon Manor. Inc. is a profit corporation. Reverend Lundblad advised that the rezoning <br />of land lying south of the proposed Lovell Street extended would be of sufficient size <br />for its corporations needs. The corporation>> however9 would desire to exchange land with <br />Mr. Jacobson in order to square off their respective ownerships. Mr. Jacobson is <br />agreeable to this exchange of land. TIle Commission will require: 1) The applicant <br />to complete the exchange of land "lith Mr. .Jacobson which will require the applicant to <br />resubmit a new rezoning proposal. 2) Provide street access to the Baker property <br />and 3) Construct Lovell Avenue f:tom Chatsworth to Lexington Avenues to provide direct <br />access to the old age and nursing homes. <br /> <br />Those who opposed the rezoning of land lying between Grandview Avenue and north of <br />Lovell Avenue were: George LesleYe 1051 We Grandview Avenue; George Schulty, 1015 We <br />Grandview Avenue. Richard Radke, 960 Lovell Avenue; A. W.Erickson. 968 Lovell Avenue; <br />James Madden. 1045 W. Grandview Avenue; Henry Reedy, 1035 We Grandview Avenue and <br />Harry Letourneau, W. Grandview Avenue. <br />
