<br />.2- <br /> <br />File 64-77 The ~1idwest Planning reported in their memorandum dated March 6, 1964 <br />that two additional multiple zoning districts be considered. It was the consensus <br />of opinion there was a need for them. ~rembrez moved, Soike seconded, that we <br />recommend to the Village Council that R-4 <br /> <br />R-4 This district would apply to 3 to 4 unit buildings with a minimum square <br />footage of 15,000 square feet. Front yard setbacks would be 30 feet with 3/4 of <br />the height the building for a side yard setback with IS foot minimum. 1~1/2 <br />parking spaces would be required per unit to be held back 10 feet from any contiguous <br />R-l property line and screened as required in the existing ordinance. In addition <br />300 square feet of space for recreational purposes would be required per unit with <br />two bedrooms or more. SO percent of this play space would have to be enclosed. <br />You will note that these requirements can be met neither in interior nor in a <br />corner lot. Minimum lot frontage would be 100 feet. Thus, a typical lot might be <br />100' x 150' in depth. <br /> <br />and <br /> <br />R-5 This zone would be designed for 3 to 7 units with a minimum square footage <br />of 15,000 square feet plus 3,000 square feet for additional units over 4. The <br />side yard setbacks and front yard setbacks would be the same as required in the <br />R-4 district with 1-1/2 parking spaces per unit. Again, 300 square feet of play <br />area would be required per apartment unit with two bedrooms or more. You will note <br />a 7-plex unit would thus require 24,000 square feet of property or approximately <br />150' x 160' in depth. Such an area of land can quite comfortably accommodate <br />the building area, working area, play space, setbacks, etc. <br /> <br />be added to our zoning ordinance. Passed unanimously. <br /> <br />Planning Consultant Howard Dahlgren suggested that the land use and zoning ordinance <br />of the Village of Roseville be reviewed in its entirety. This ordinance was adopted <br />in 1959, there is a need for changes to conform with new conditions. The Planning <br />Commission members concurred with the suggestion. The Highrise apartment building <br />study is to become a part of the new survey.
