-2-

File 64-221 - Rezoning request by Arrow Tank and Engineering Company. There being
no one at this meeting to present this request, Nelson moved, Soike seconded, to
layover the matter until our next regular meeting on Wednesday, October 7, 1964.
Carried by unanimous vote.

File 64-222 - Division of lot by M. W. Maynard, 705 W. Roselawn Avenue.
Mrs. Maynard and her son appeared to request the division of their lot which runs
from Roselawn to Ryan Avenue, a distance of 593 feet in depth. They stated that
they entered into a sales contract for the north 333 feet subject to the division.
The Planning Commission replied that it would have no objection to recommend the
division of this lot if certain conditions could be agreed upon, namely:

1. Dedicate lO feet for future widening of Roselawn
2. Dedicate 30 feet for widening Ryan Avenue
3. Dedicate 60 feet for a proposed continuation of Draper Avenue

Mrs. Maynard suggested that she would like to talk to her attorney before she makes
a commitment, therefore, Motl Moved, Sigford seconded, that the matter be laid over
to the next regular meeting, October 7, 1964. Carried by unanimous vote.

File 63-77 - Amendment to Zoning Ordinance

Mr. Daubney, Attorney for Mr. Lynn Johnson, new owner of the Mack Hotel, Fairview
Avenue and County Road C suggested that hotels should be listed in permitted uses for
light Industrial Districts under special permits. The reason for this request is to
make use of a 100 feet strip for off street parking and expand the building just north
of the hotel. It was suggested that it would be best to rezone the property rather
than put it under special permits in 1-1. Mr. Daubney concurred and withdrew his
request. He will resubmit a new petition for a zoning change.

File 64-220 - Setback variance by Glen Hambleton, 2635 Fisk Street. Mr. Hambleton
who was present requested a variance on County Road C and Fisk Avenue to construct
an addition to his house in the form of a garage, screen porch and sun deck. The
minimum setback on a corner lot is 30 feet in the front and 30 feet on the side.
The request would reduce the front to 24 feet and the side to l3-1/2 feet (County
Road C). Membrez moved, Nelson seconded, to recommend the variance on the County
Road C side to l3-l/2 feet but to deny the variance on Fisk Avenue. Carried by
unanimous vote.

File 64-77 - Planning Program for the year 1965:

Mr. Dahlgren of Midwest Planning and Research, Inc. submitted a breakdown of cost
for a 1965 Planning Program. The total cost is $21,000, of which only $3,500 would
be paid by the Village. The balance by the State and Federal Agencies. The Planning
Commission agreed it was a good program and very much needed; therefore, Membrez
moved, Nelson seconded to request the Council to appropriate $3,500 in the 1965 budget
to commence the work outlined in the Planning Program submitted by Dahlgren. Carried
by unanimous vote.

On motion by Soike, seconded by Nelson, the meeting was adjourned.

Respectfully submitted,

George A. Membrez
Secretary
