<br />Special Meeting - Roseville Planning Commission <br />Monday~ June 21D 1965 5:00 P.M. <br /> <br />Members present: James Nelson, L. A. NelsonD Anderson, Linebarger, Remsburg. <br />Membrez. Sigford absent. Grauel, TrusteeD was also present. <br /> <br />File 65-274 Lennart Nelson, request for a side yard setback for a house he proposes <br />to build at 1145 W. County Road B-2. <br /> <br />Mr. Nelson showed us the plans of theproposed house which is approximately <br />70 feet longD including a 2 car garage. The lot being considered is only <br />80 feet wide resulting in a request for a 5 foot side yard setback on each <br />side instead of the regular 10 feet as provided in the ordinance. <br />Mr. Rudy Wolfgram, 1151 W. County Road B-2 and William Kruse, 1122 W. <br />County Road 8-20 were opposed to granting this variance. Prior to the <br />adoption of a 10 foot side yard setback in 1959, there were many houses <br />in many areas built with S foot setbackD many lots are only 80 feet wide. <br />After considerable discussion. James Nelson finally moved, Linebarger <br />seconded, to recommend the approval of this variance. Roll Call, <br />Ayes (5) - Abstaining (1) - L. A. Nelson. <br /> <br />File 65-270 Rezoning from 1=1 to B~3 requested by Robert Herbst, Jr. of the property <br />on County Road C~ just west of Cleveland Avenue. <br /> <br />The revised plan submitted provides for the construction of a 61 unit <br />motelD a restaurant and a bar with only 40 spaces for parking. On the <br />basis of considerable less parking provided in ratio of 61 units, rest- <br />aurant and barr it was necessary to apply for a variance which the appli- <br />cant didn't do. They justified the shortage of parking by offering a <br />shuttle pick up service to bring the drivers to the place of business, <br />thus requiring less parking space. It was finally concluded that no action <br />should be taken at this time because the variance of the parking is <br />definitely involved, therefore D the applicant was informed to apply for <br />a variance ~1d submit it to the Village Council. James Nelson moved, <br />Anderson seconded, to continue the matter at the regular meeting of <br />August 4D at which time recommendations will be made on the rezoning, <br />special use permit and variance, all at the same time, Carried by a <br />unanimous vote. It was expressed that if time was a real factor, the <br />commission might agree to hold a special meeting if it is absolutely <br />necessary. <br /> <br />There being no further businessp the meeting was adjourned. <br /> <br />Respectfully submitted, <br /> <br />George A.
