<br />-2= <br /> <br />File 311-66 Division of a lot requested by Wilton Doble, 975 W. County Road C. <br /> <br />Mr. Doble stated he wanted to sell 90 feet of his large lot on the northeast corner <br />of County Road C and Lakeview Avenue. The fact that Lakeview Avenue is not a full <br />width street and that some day it might be upgraded requiring a standard 60 foot width, <br />it could create a problem of setback when a house is built. After due consideration, <br />Jim Nelson moved, Remsburg seconded, to recommend that the petitioner be allowed to <br />divide his lot which will produce two lots, the southerly portion to be 177 feet and <br />the northerly portion 90 feet on Lakeview Avenue. This recommendation is made subject <br />to a dedication for additional right-of-way, if needed, this matter to be determined <br />by the Director of Public Works. Roll Call, unanimous. <br /> <br />File 312-16 Variance request by William Stenger, 2131 Cohansey Boulevard. <br /> <br />This request appeared to be unreasonable, the construction of a house on a SO <br />foot lot would not conform. Anderson moved, L. Nelson seconded, to recommend that <br />the request be denied. Roll Call, unanimous. <br /> <br />File 313-66 Special use permit by John Young, property at the northwest corner of <br />Hamline Avenue and Judith Avenue. <br /> <br />The previous plan for this property included the development of apartments and a <br />medical clinic. The new proposal is to exclude the medical clinic building and <br />instead construct two additional apartment buildings of 34 units each. After due <br />consideration, Carpenter moved, L. Nelson seconded, to recommend to grant a special <br />use permit to build apartment buildings on the portion of the land now zoned B-1, <br />subject to the following conditions. <br /> <br />a. No driveway access to any portion of the property from Judith Avenue <br />b. That no structures or parking be placed in an open space provided on the <br />development plans, at the immediate northwest corner of Judith Avenue and <br />Hamline Avenue <br />c. The construction of the garages to match the exterior finish of the apartment <br />buildings, namely: brick facing. <br /> <br />Roll call unanimous. <br /> <br />Pile 310-66 Approval of Preliminary plat "Western Hills #2" on Western Avenue between <br />Oakcrest and County Road C. <br /> <br />The preliminary plat appeared to be well laid out and it provides for the dedication <br />of 30 feet to widen Irene Street from Oakcrest to Rose Place. Some of the lots are a <br />little less in width than 85 feet, however, the overall plan is good. Therefore, <br />Jim Nelson moved, Remsburg seconded, that we recommend that the preliminary plat be <br />approved as submitted. Roll Call, unanimous. <br /> <br />It was agreed to hold a special meeting on Wednesday, March 16th to further discuss <br />the upgrading of construction of apartment buildings and that contractors be invited <br />to attend in order to get their views on the proposed changes under consideration. <br /> <br />There being no further business, the meeting was adjourned. <br /> <br />Respectfully submitted, <br /> <br />George A.
