<br />Regular Meeting - Roseville Planning Commission <br />Wednesday, March I, 1967 - 7:30 p.m. <br /> <br />Members present: Linebarger, Anderson, Carpenter, Membrez, Nelson, Pope, and <br />Remsburg. Also present: Dahlgren, Odland and Grauel. <br /> <br />On motion by Nelson and seconded by Remsburg the minutes of the regular meeting <br />of February 1, 1967, were approved as submitted. Roll Call, unanimous. <br /> <br />Subject File 370-67 - Carlton Kittleson, Jr. Variance in setback at northeast <br />corner of Cleveland and Loren Road. <br /> <br />The Kittleson's requested a side yard variance so that they could install a <br />10' high fence on all but the east side of their tennis court. The fence would <br />come to 10' from the rear and side lot lines. Mr. Kittleson pointed out that <br />all outdoor tennis courts are laid out north to south because of the sun and <br />that is why he placed it as he did. It was pointed out that the right-of-way for <br />widening of Cleveland Avenue, contiguous to the Kittleson property, has been <br />recorded as part of the plat. There being no objections from the neighbors, it <br />was moved by Remsburg and Seconded by Pope that we recommend approval of the la' <br />high fence to be set 10' from the west and north property lines provided that <br />the fence be removed if the tennis court is removed. Roll Call, unanimous. <br /> <br />Subject File 369-67 - Preliminary Plat Julanna Heights No. 2 by Julius Loipersbeck. <br /> <br />It was moved by Pope and seconded by Nelson that we lay this over to our next <br />regular meeting. Roll Call, unanimous. <br /> <br />Subject File 372-67 - James Radefeldt, request for variance in setback at 1014 <br />County Road C-2. <br /> <br />Mr. James Radefeldt requested permission to place a 42 foot home on a 73.4 foot <br />corner lot, the side street, Aglen, being undeveloped. The variance requested <br />was 5' from the west property line and 26' from the east property line for the <br />house and garage. It was pointed out that the house could face on Aglen Avenue <br />but Mr. Radefeldt said the property afforded a better view if the house faced to <br />the north. Mr. John Pontius of 317 Western, who has an option to purchase the <br />property to the west of Mr. Radefeldt, objected to the 5' variance but was agree- <br />able to an 8 foot variance. Mr. Marvin Bullick of 2838 North Oxford has no <br />objections. After considerable discussion it was moved by Pope and seconded by <br />Remsburg that we recommend an 8 foot variance on the west property line and a 23' <br />variance on the east property line for the house and that the garage be kept at <br />the required setback of 30 feet. Roll Call, 6 - 1. Mr. Membrez opposed. <br /> <br />Subject File 368 -67 - (Request from Village Council) Reconsideration of <br />Classification for Tire Recapping operation. <br /> <br />Mr. Jean Parranto, speaking on behalf of Twin Tires, Inc. assured tho Planning <br />Commission that with proper installation a tire recapping operation would not cause <br />any problems if placed in the 1-1 District. He stated that Twin Tires, Inc. would <br />have some drive-in business. He explained that tractors and trailers could be <br />brought into the building for recapping of their tires. This would amount to about <br />10% of their business. It was moved by Anderson and seconded by Nelson that we <br />recommend the Tire Recapping Operation be considered a special use in the 1-1 <br />District with the following conditions: (1) No exterior storage of tires shall be <br />allowed~ (2) Proper mechanical equipment shall be installed to control dust. Roll <br />Call, Ayes (5) - Nays (2). Mr. Membrez and Mr. Carpenter opposed. <br />
