-4-

'.
..

Planning Commission File 526-69 - James M. Duddlston, prelt~nary plat for sub-
di vision of parts of IDt 4 and 5 of A. K. Barnum's Garden IDtti.
,.".

Presentation

Mr. George Nason, arch! tect, appeared in behalf of JamefiJ M. Duddlston and pre- '
sented two alternatives to platting the subject property. ~e proposed plat number 1
containing four (4) lots would divide the property that Mr. 'Duddlston now owns.
Proposed plat number 2, which would develop seven (7) lots would incorporate tpe
property that Mr. Duddlston owns, as well as the property he has under option from
Mr. Herbst east of his property. '
Mr. Duddlston is interested in obtaining preliminary plat approval so that he
may build a home on the property that he now owns. He stated that it. was his inten-
tion to locate the house on lot 4 of. plan number 1 or lot 7 of plan number 2. At a
later date, he would then come before the Council for the final plat approval ror
either plan 1 or plan 2, q,epending on whether he acquires the Herbst property.

Discussion

There was discussion of Mr. Dahlgren's report which stated that plan no. 2
containing seven (7) lots would provide the most feasible solution to developing
the area. This plat would be subject to Mr. Duddlston acquiring Mr. Herbst's pro-
perty.
Both schemes incorporate a 50 foot wide right-of-way for street purposes, rather
than the 60 foot required by the ordinance.
Mr. Grauel asked about the grading of this property with respect to the property
to the west. It was pointed out that this property would be graded so as to not have
any harmful effects on the property to the west.

Recommendation

Pope Ilbved, Eagles Seconded, that the request by Mr. James M. Duddlston for
preliminary plat approval be approved for both plans number 1 and 2. :Ebll Call,
Ayes: Carpenter, Demos, Eagles, milund, Johnson, Ibpe and Membrez.
