Nays: None. <br /> <br />Planning File 565-70 - Ban-Con, Inc. request for rezoning from R-l to R-6 at approxi- <br />mately 2561 Aladdin Street <br /> <br />Presentation <br />, <br /> <br />Mr. Ted Glasrud, President of Ban-Con, Inc., presented the proposed plan for the develop- <br />ment of townhouse complex on the west side of Aladdin Street from Rose P lace south to the <br />cul-de-sac and also on the lot on the north side of Rose Place adjacent to the American <br />Legion Club property. He stated that the townhouses would be designed by Hode Stageberg <br />Architects of Minneapolis and would be in the $30,000 - $40,000 class. He felt this was a <br />good buffer between the residential property to the west of this development and the pre- <br />sently zoned commercial area occupied by the American Legion Club to the east of Aladdin <br />Street. The townhouses would be for sale not rental property. The townhouses would be a <br />24' wide module with double garages and similar type construction as now being developed by <br />Ban-Con on County Road C and lvlacKubin. <br /> <br />Discussion <br />. <br /> <br />Mrs. Demos questioned whether apartments would ever be constructed on the American Legion <br />Club property on the east side of Aladdin Street and also voiced concern as to the traffic <br />that would be generated in this area. <br /> <br />Mr. Dunckel, 768 Oakcrest. Asked how many homesitcs could be built in this proposal if <br />townhouses were not considered. The answer was eight. <br /> <br />Mr. Halverson, 756 Oakcrest. Questioned the plans for the deadend cul-de-sac at the south <br />end of Aladdin Street. It was stated that the cul-de-sac would be constructed so that <br />people could turn around. <br /> <br />Mr. Mallory, 2576 North Grotto. Asked if this project was dedicated to townhouses only. <br />Mr. Glasrud answered to this question. He also questioned the proposed fence which is to <br />be constructed along the rear lot lines of this project. Mr. Kluegel indicated that the <br />ordinance permits a six foot high fence on the rear yard lot line and 3-1/2 foot high <br />fence on the side yard lot line. There was considerable discussion about the side and <br />rear yard setbacks as well as what would be considered rear and side yard for this town- <br />house development. Mr. Glasrud stated that the buildings would be located approximately <br />IS - 18 feet from the west property line of the project. <br /> <br />Mr. Williams, 735 Rose Place. Questioned the size of the proposed green areas and these <br />were pointed out to him on the map by Mr. Glasrud. <br /> <br />Mr. Bill Henning of the American Legion Club questioned the street patterns which would <br />provide ingress and egress to the proposed development. Mr. Glasrud pointed out that <br />access would be from Rose Place onto Aladdin Street. <br /> <br />~1r. Rei lly, 2569 North Grotto questioned the maintenance of the townhouse project and <br />asked about the association which would have to be formed to provide this maintenance. <br />Mr. Glasrud indicated that such an association once formed remains in effect forever. <br />
