<br />-4- <br /> <br />Recommendation <br />. <br /> <br />Kellett Moved, Johnson Seconded, that we recommend to the Village Council that Murphy <br />Oil Corporation amended special use permit at 2151 North Dale Street be approved. Roll <br />Call, Ayes: Johnson, Kellett; Demos, Pope, Membrez. Nays: Edlund, Eagles - they voted <br />against this proposal because they felt the original building with "the rear facing doors <br />was superior. <br /> <br />Planning File 570-70 - Top Sales, Inc., 2725 North Lexington Avenue, request for division <br />of a lot; varlance to zoning setback and special use permit. <br /> <br />Present ati on <br /> <br />Mr. Ted Spears appeared and spoke on behalf of Top Sales, Inc. He showed some photos of <br />some existing buildings located at: Rice and County Road C in Little Canada. Frost Avenue <br />in Maplewood and Arcade Street in St. Paul. He said that the construction would be <br />concrete b lock with a brick veneer. He mentioned that he was not aware of the 100 foot <br />setback requirement in the ordinance. He thought they could get additional property from <br />Mr. Rei ling who is the owner of the property. He thought that the car wash would be <br />successful because of the numerous apartment buildings in the area. He mentioned that <br />the land is being leased from Mr. Reiling. <br /> <br />Discussion <br /> <br />Mr. Johnson questioned if the Village had ever been presented with an overall site plan for <br />the development of the entire tractowned by Hr. Reiling. It was stated that a few years <br />back this was done. <br /> <br />Mr. Membrez stated that in the "701" Plan it showed that this property could possibly be <br />developed as multiple if a shopping center could not be developed. He mentioned that the <br />Village did not want "strip commercial"along Lexington. Mr. Dahlgren's report also re- <br />flected this view. <br /> <br />No further discussion. The public hearing was declared closed. <br /> <br />Recommendation <br /> <br />IF' <br /> <br />It was moved by Johnson, Demos seconded, that we recommend to the Village Council that the <br />request for a division of a lot, variance to zoning setback and special use permit of <br />Top Sales, Inc. ,2725 North Lexington Avenue, be denied. Roll Call, Ayes: Johnson, Kellett, <br />Demos, Edlund, Pope, Eagles, Membrez. Nays: None. <br /> <br />Adj ournment: <br /> <br />Moved by Eagles. Seconded by Edlund, that the meeting be adj ourned at 9 :05 P.M. <br />Roll Call, Ayes: Johnson, Kellett, Demos, Edlund, Pope, Eagles, Membrez.
