Johnson <br />HONard Dahlgren, Ed M:::Guire and Dave Pokorney <br /> <br />Approval of Minutes <br /> <br />Mr. Rukavina noved, Mr. SirIDns seoonded, that the minutes of the regular rreeting of <br />July 5, 1978, be approved. FDll Call, Ayes: CUshing, Rukavina, Dressler, Sim:>ns, <br />Mastel and V. Johnson. Nays: None. <br /> <br />Planning File 1134 - Ramsey Engineering Conpany request for division of lot at <br />1853 West County Road C <br /> <br />Presentation <br /> <br />Mr. V. Johnson indicated the applicant had submitted a letter stating that because of <br />the desire to rccdify the lot line, the applicant was requesting that consideration of <br />the proposal be continued until the Cormtission 's Septerrber 6th rreeting. <br /> <br />Recorrnendation <br /> <br />Mr. Mastel reeved, Mrs. Dressler seconded, that the Corrmission continue Ramsey Engineer- <br />ing Conpany's request for division of lot at 1853 West County Road C until its Sept- <br />errber 6, 1978 rreeting. Roll Call, Ayes: Cushing, Rukavina, Dressler, SiIrons, Mastel <br />and V. Johnson. Nays: None. <br /> <br />Planning File 1130 - David Westlund request for rezoning from R-l to R- 2, preliminary <br />plat and varianre to setback at 3051 Old Highway 8 <br /> <br />Presentation <br /> <br />Mr. Dahlgren indicated that the property in question consists of 2.94 acres irmediately <br />northeast of the city park contiguous to Old Highway 8. The property has been shown on <br />the Canprehensi ve Plan as "mixed density developrrent" which would include tCMnhouse <br />deve10pnent or similar Imlltip1e structures. The applicant proposes to develop 7 lots, <br />six of which would be duplexes. All the lots TIEet or exceed the standard lot sizes <br />required in Roseville. Mr. Dahlgren stated that the applicant has acquired the northerly <br />75 feet of the lots which were previously ONIled by NSP and occupied by paver1ines. By <br />adding the additional width to the property, the construction of the cu1 de sac is feasible. <br />The easenent, hONever, still applies to t."Ie 75 feet and, therefore, the lots have minimal <br />building depth. <br /> <br />It was suggested by the staff the applicant request a variance from the 30 foot front <br />yard setback to 25 feet to allON for a rrore usable back. yard both on the north and south <br />side of the cu1 de sac. <br /> <br />Mr. t-Estlund stated that he proposed to construct 7 duplexes on the site and maintain <br />the existing single family residence. It would be his intent to construct structures <br />similar to those duplexes presently loca.ted on County Road C-2, west of Hamline Avenue. <br />
