Johnson. <br />Nays: None. <br /> <br />Plarurlng File 1141 - Gary Hill request for variance to front yard setback at 1992 <br />Cleveland Avenue <br /> <br />Presentation <br /> <br />Mr. Dahlgren stated that the applicant proposes to construct a two stall garage <br />within 30 feet of the easterly right-of-way line of Cleveland Avenue. He stated <br />that tleminimum setback in this area was 40 feet. In addition, he noted that <br />Cleveland Avenue is ultimately planned by the County to require additional 16.5 feet <br />of right-of-way and thus if approved the applicant's garage would be located wi thin <br />l~ feet of the new right-of-way line. He stated that the Minor Variance Board had <br />recormended denial of the variance, since in their opinion, the variance constituted <br />a convenience rather than a physical hardship. He suggested that if the garage <br />orientation is left as proposed, the Conmission nay wish to consider the rerroval of <br />a large apple tree just east of the prcposerl driveway as a possible hardship. <br /> <br />Mr. Dahlgren also noted that the staff is recamending dedication of 16.5 feet of <br />additional right-of-way as consistent with the City's policy. <br /> <br />Mr. Hill stated that the proposed location of his garage would, in his opinion, solve <br />to sone degree his noise prcblem and also pe:rmi t further expansion of his hone. <br />By locating the garage closer to the road, the noise problem would be reduced. He <br />also stated with the proposed location no trees on his lot would be required to be cut <br />down, whereas if the garage were roved back to the required 40' setback one large <br />apple tree would have to be renoved. <br /> <br />Mrs. Dressler asked how the noise would be reduced by the proposed garage location. <br /> <br />Mr. Hill stated that in his conversations with the Pollution Control Agency they <br />suggested that the closer to the road the structure would be located the greater <br />the reduction in the noise. <br /> <br />Mr. G. Jolmson asked what the present setback of the house is and how that would <br />relate to-'-the proposed garage. <br /> <br />Mr. Hill stated that the present hone is setback 47 feet fran the right-of-way and <br />that the proposed garage would be setback 30 feet fran the right-of-way. <br /> <br />Mr. Dahlgren indicated that if additional right-of-way of l6~ feet is added, the <br />garage would be setback 13.5 feet fran the property line. <br /> <br />Mr. V. Johnson asked if prior to the minor variance board hearing if Mr. Hill had <br />approval of the adjacent neighbors. <br /> <br />Mr. Hill stated that all the adjacent neighbors had given their approvaL <br />
