<br />-5- <br /> <br />front of the building off Prior Avenue. <br /> <br />Mr. Robert Leisen, appearing for the applicant, indicated that the structure <br />itself would be 3 story, woodframe construction. He further indicated there <br />would be no restaurant facilities or bar facilities on the site. <br /> <br />Mr. Drown indicated that there was currently a petition to provide storm <br />sewer to the west of this site. A feasibility study was now in progress <br />regarding this storm sewer. This would provide the necessary outlet for on- <br />site drainage. In addition, he noted that there was a retention pond along <br />the east side of the upward portion of the "L". Since this pond was on both <br />properties, some sort of cross drainage easement would be necessary for the <br />site to be developed. <br /> <br />Discussion <br /> <br />Mr. Johnson asked if the Rice Creek Watershed people had been consulted. <br /> <br />Mr. Dahlgren indicated that according to discussions with the architect, he <br />had been meeting with Rice Creek, but was not sure of the outcome of those <br />discussions at this time. <br /> <br />Mr. Rukavina stated that the applicant would have to get approval from Rice <br />Creek in any case. Mr. Rukavina indicated concern for the limits to access <br />on the north side of the building, especially since the construction of the <br />building was to be woodframe. He asked the applicant to seriously consider <br />the installation of sprinkler system even though it wasn't strictly required <br />by 1 aw. <br /> <br />Mr. Simons asked about the parking and specifically what t~plans were in terms <br />of the far north part of the site. He stated that should the lot be full, it <br />would be difficult for people to turn around at this location. <br /> <br />Mr. Dahlgren indicated that since the parking was 24 feet wide and an area <br />had been provided for turn-around, he did not believe this would be a particular <br />problem. In addition, some discussions had been held regarding the development <br />of the other part of this piece of property and the possibility existed that <br />once that portion was developed, a connection would be made with the motel site <br />at this far northerly location. <br /> <br />Recommen da t ion <br /> <br />Mr. Rukavina moved and Simons seconded, that the Planning Commission recommend <br />approval of the Super 8 Motor Hotel request for division of platted lot, rezoning <br />from 1-1 to B-l-B and special use permit for site plan approval at 2401 Prior <br />Avenue, with the condition that cross easements for drainage purposes be obtained, <br />subject to staff approval.
