<br />-7- <br /> <br />One neighbor indicated opposition to the R-6 development and one neighbor <br />indicated that they wished the Commission to deny the residential develop- <br />ment as they wished to go commercial. <br /> <br />Mr. Rukavina stated that he felt the appropriate use for the area would be <br />commercial, but since that seemed unlikely to happen, he felt it was best to <br />go onto something else; i.e., the R-l as currently zoned. <br /> <br />Mr. Johnson indicated his concern over the size of the lots. He indicated <br />his desire to have better lots created in the platting. Mr. Johnson further <br />indicated to Mr. Cave that he felt it would be necessary for Mr. Cave to come <br />up with some substantially better plans for the townhouses and to present a <br />better division of the land in that area. <br /> <br />Mr. Cave then stated his opinion that he was not going to be allowed to develop <br />the townhouses and that he would, therefore, like to withdraw his PUD appli- <br />cation and proposed that the area to the west on Fairview be simply developed <br />as three single family lots. <br /> <br />Mr. Mastel asked if 3 single family lots on Fairview would be O.K.? <br /> <br />Mr. Dahlgren indicated that the problem with three lots - there was access to <br />Fairview and that it would be difficult and present traffic hazards for people <br />backing out onto Fairview which was heavily travelled in that area. <br /> <br />Mr. Dahlgren further indicated that it was his feeling that should these lots <br />be developed as single family, it would be much better to continue, or extend <br />the cul de sac further to the west and develop that property off the cul de sac. <br /> <br />Mr. Johnson then indicated to the Commission and the applicant, that he felt <br />nothing would be accomplished today, and that it would be necessary for Mr. Cave <br />to meet with staff, and come up with a plan either to develop townhouses on the <br />westerly side and single family homes on the rest of the property, or to find <br />out the best manner in which to develop the westerly property as single family <br />dwellings. He, therefore, suggested that the matter be continued. <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mrs. Cushing seconded, that the Sam Cave request for <br />preliminary plat, rezoning from R-l to R-6 and special use permit at 2496 <br />Fairview be continued to the July 1,1981, Planning Commission meeting. Roll <br />Call, Ayes: Cushing, Dressler, Mastel, Matson, Miller, Rukavina and Johnson. <br />Nays: None. <br /> <br />Planning File 1304 - Proposed Ordinance Regarding Use of Newspaper Tubes <br /> <br />Recommendation <br /> <br />Mr. Rukavina moved and Mrs. Dressler seconded, that the consideration of the <br />proposed ordinance regarding use of newspaper tubes be continued to the July 1, <br />1981, Planning Commission meeting; and that a work session be established for <br />the period immediately following adjournment of this Planning Commission meeting. <br />Roll Call, Ayes: Cushing, Dressler, Mastel, Matson, Miller, Rukavina and <br />Johnson. Nays: None. <br />
