<br />Roseville Planning Commission Minutes <br />Wednesday, August 5, 1981 <br /> <br />The August 5, 1981, regular meeting of the Roseville Planning Commission was <br />called to order by Chairman George Johnson at 7:30 P.M. <br /> <br />Members present: <br />Members absent: <br />Others present: <br /> <br />Dressler, Mastel, Matson, Moeller, Rukavina and Johnson. <br />Cushing <br />Council liaison Al Kehr, Howard Dahlgren of Howard Dahlgren <br />Associates, Dave Drown and Jim Payne, staff. <br /> <br />Approval of Minutes <br /> <br />Mr. Rukavina moved and Mr. Mastel seconded, that the minutes of the meeting <br />of July 1, 1981, be approved. Roll Call, Ayes: Dressler, Mastel, Matson, <br />Moeller, Rukavina, Johnson. Nays: None. <br /> <br />Planning File 1309 - Sam Cave request for preliminary plat, rezoning from <br />R-l to R-6 and special use permit at 2496 Fairview. <br /> <br />Presentation <br /> <br />Mr. Dahlgren explained that this item had been continued from the last Planning <br />Commission meeting at the request of the applicant, Sam Cave. He indicated, as <br />he had explained in the past, that the applicant had for some time been attempt- <br />ing to work with the neighbors in the area to come up with some method for re- <br />developing the land as a commercial use. Mr. Dahlgren indicated it had been the <br />City's feelings for some time that this could be a good use in the area, but that <br />the City had left it up to the owners of the land. <br /> <br />Mr. Cave had decided that the difficulties involved in this were too great for <br />him and wished to plat the land into single family residential with a rezoning <br />from R-l to R-6 at the \'Iesterly side of the property for the purpose of building <br />a pair of triplex units. <br /> <br />Mr. Dahlgren indicated that Mr. Dave had not been in to the office to discuss <br />any new plans, but had presented a set of plans for the triplex units just prior <br />to the meeting. From all indications it appears that these plans are satisfactory <br />and address the concerns that were expressed at previous meetings. He did indicate, <br />however, that the plat for the single family homes was still in need of further <br />detail. This detail should include various engineering considerations; i.e., <br />drainage and other things. He further indicated that recently it was the staff's <br />belief that Mr. Cave had been working toward evolving a solution that would be <br />acceptable to the neighbors as far as developing this into commercial and that he <br />had met with some success. He was not sure, at this point, exactly what the pro- <br />gress had been and suggested that the Planning Commission question Mr. Cave <br />regarding this. <br /> <br />Discussion <br /> <br />Mr. Johnson asked Mr. Cave what the current plans are for the area. <br />Mr. Cave indicated he was vigorusly pursuing the commercial development of this <br />property and that certain successes have been met with at this point in that <br />
