<br />ROSEVILLE PLANNING COMMISSION MINUTES <br /> <br />WEDNESDAY, MAY 4, 1983 <br /> <br />The May 4, 1983 regular meeting of the Roseville Planning Commission was <br />called to order by Chairman John Rukavina at 7:30 p.m. <br /> <br />Members Present: Berry, wiski, Dressler, Johnson, Matson, Moeller, and <br />Rukavina. <br /> <br />Members Absent: None. <br /> <br />Staff Present: Council liaison Al Kehr, Howard Dahlgren, Dave Drown, and <br />Ron Moorse. <br /> <br />APPROVAL OF MINUTES <br /> <br />Dressler Moved and Matson Seconded, that the minutes of the regular meeting of <br />April 6, 1983, be approved. Roll Call, Ayes: Berry, Wiski, Dressler, Johnson, <br />Matson, Moeller, and Rukavina. <br /> <br />PLANNING FILE 1424 - Mueller-Bies request for division of lot at 475 Minnesota. <br /> <br />PRESENTATION <br /> <br />Mr. Dahlgren indicated Mueller-Bies proposes to subdivide the northerly 145 feet <br />of their funeral home site into a single lot proposed to be sold to an adjacent <br />neighbor. It is assumed that at some time in the future the land will be sub- <br />divided to create two single-family lots on this parcel. <br /> <br />The property to be sold forms a corner lot at the intersection of Lovell and a <br />future north-south street adjacent to the east side of the Bies' property. <br />According to City Code, the buyer of a subdivided parcel forming a corner lot <br />on a future street must provide a deposit in the amcunt of the parcel's assess- <br />ment for the future street construction. This is done to make it easier to put <br />the street through at the time it is desired by the property owners. <br /> <br />Mr. Dahlgren also indicated the dedication of easement for the north-south <br />street on the east side of the Bies' property has been accomplished. The <br />dedication for the bulb of the cul de sac at the south end of the street has <br />not been accomplished, although it was a condition of Mueller-Bies' special <br />use permit for the funeral home use. Mr. Dahlgren suggested the commission <br />may want to make the dedication for the bulb of the cul-de-sac a condition <br />of the lot division. <br /> <br />DISCUSSION <br /> <br />Mr. Albert Bies indicated the buyer of the land does not intend to <br />land, and does not want the north-south street to be constructed. <br />the assessment deposit be delayed until the buyer sells the land. <br /> <br />develop the <br /> <br />He suggested <br />
