<br />Planning Cooonission Mim 5 - January 2, 1985 <br />Page 7 <br /> <br />Plannin,g File 1567, Cont'd.: <br /> <br />Matson indicated Rice Street has already been widened, so that he is not concerned <br />about the right-of-way dedication. He also has not observed a parking problem on the <br />site. Dahlgren suggested that as long as we know it is possible to reconfigure the <br />parking to work, it is not a problem. <br /> <br />Berry asked whether the Commission is obliged to obtain the dedication of right-of- <br />way. Wiski indicated it has been City policy to obtain right-of-way upon request for <br />a variance, but that the City has varied the amount of right-of-way required in the <br />past. <br /> <br />Matson suggested the dedication should be up to the sign, so that the sign is not in <br />the right-of-way. Drown indicated the Commission could require all of the right-of- <br />way to be dedicated, and allow the sign to remain in the public right-of-way. <br /> <br />Dressler indicated she would like to see some greenery added to the site. Matson <br />indicated nothing will grow near the street. <br /> <br />Johnson indicated the properties along Fairview have landscaping near the street. <br /> <br />Recommendation <br /> <br />Matson moved, and Berry seconded that the Planning Commission recommend approval of <br />Kenneth Schwalbach's request for variances to bring the existing building into <br />conformance with City Code at 2611 Rice Street, with the following conditions: <br /> <br />1) That additional right-of-way be dedicated to provide a total of 49.5 feet, <br />providing that the existing sign may remain in the right-of-way. <br />2) That the project be constructed per plans dated 11-21-84, which include <br />curbing and landscaping in the front of the parking area. <br /> <br />Roll Call, Ayes: Dressler, Johnson, Matson, Berry, DeBenedet, and Wiski. <br /> <br />Nays: None. <br /> <br />Adiournment <br /> <br />Berry moved, and DeBenedet seconded that the meeting be adjourned at 10:00 p.m. <br /> <br />Roll Call, Ayes: Dressler, Johnson, Matson, Berry, DeBenedet, and Wiski. <br /> <br />Nays: None. <br />
