ROSEVILLE PLANNING COMMISSION

Pagett

2

Wednesday, May 18, 1988

Maschka questioned what type of development was anticipated south
of Terrace Drive. Dahlgren replied that he would anticipate
office service uses similar to what is being developed at the
Centre Point business park.

Berry asked for an update on the status of the Black Crown Heron
Rookery at Langton Lake. Johnson indicated that Mary Miller from
the Minnesota Department of Natural Resources had been out but
couldn't find the rookery to document it. Another meeting would
be set up to document the rookery.

G.S. Buerge, 1791 Maple Lane, questioned the alignment of the new
road and wondered why there was the S curve in it. Dahlgren
commented that the alignment was chosen to utilize the existing
right-of-way of Terrace Drive to reduce costs. Dahlgren also
pointed out that County ditch 4 made it difficult to provide a
straight road in the area.

Nancy Irsfeld, 1754 Maple Lane, inquired as to how many trees
would be lost with the new roadway. Dahlgren responded that a
new roadway would be located 50 feet south of the park and
therefore no trees would be lost.

Sally Brown, 1737 Maple Lane, asked why the access to 35W was
being changed and if this would result in the loss of the
existing ponding areas. Dahlgren replied that the shape of the
ponding areas would change, but there would be no decline in the
ponding area. Johnson pointed out that the change is also
necessary to provide more stacking space on Cleveland Avenue.

Don Reagan, owner of the industrial parcel next to Fruehauf,
asked if there would be any realignment of County ditch 4.
Dahlgren pointed out that there would be no realignment but that
portions of the ditch may be widened for ponding area. Reagan
commended the philosophy to allow land owners to develop their
own parcels.

Sharon Klapperich, 2850 Wheeler Road, asked what the density of
the multi-family would be and how many dwelling units there would
be west of Langton Lake in the new al ternati ve plan proposed.
Dahlgren pointed out that the density would be in the 20 dwelling
unit per acre scale and that there would be 360 units adjacent
to Langton Lake.

Ed Krieger, 1784 Maple Lane, asked if there would be design
standards and whether the existing buildings in the area would
meet these standards. Dahlgren commented that design standards
were being proposed and that a number of the existing buildings
