<br />ROSEVILLE PLANNING COMMISSION <br /> <br />page# 3 <br /> <br />Wednesday, October 5, 1988 <br /> <br />Planninq File 1857 <br /> <br />Gerald Kaufhold request <br />school to park, high <br />rezoning from R-l to <br />preliminary plat. <br /> <br />for a comprehensive plan amendment from <br />density residential, and business, a <br />R-3A, B-3 and B-1, and approval of a <br /> <br />Presentation <br /> <br />Dahlgren summarized the location of the site and the <br />comprehensive plan and zoning designations in the area. Dahlgren <br />pointed out to the Commission the need for park facilities in <br />that neighborhood. <br /> <br />Kaufhold stated that he accepted this compromise plan and that <br />they have made an effort to solve the past issues brought up by <br />the City and the neighborhood to provide a plan for the future. <br />Kaufhold stated that he had no intention of losing the existing <br />tenant and hoped that they stayed in the facility. <br /> <br />Dunwell commented that they have been trying to work to get a <br />solution which would be beneficial to all. Dunwell said that the <br />current proposal provides a 3 acre park and access from County <br />Road B has been requested in the past. Dunwell pointed out that <br />the proposed B-3 boundary matches the B-3 boundaries across the <br />street and that the R-3A district is in accordance with city <br />suggestions. Dunwell stated that there would be no access to the <br />area from surrounding residential streets, only from Lexington <br />and County Road B. Dunwell stated that development might occur <br />on the mUlti-family site without a PUD and without requiring City <br />approvals if it was to be done as a single building and met all <br />zoning requirements. Dunwell also stated that they had no <br />developers for the property at this time and that there would be <br />continued use of the site by District 916. <br /> <br />Johnson summarized the activities of the neighborhood group. <br /> <br />Dahlgren summarized an alternative solution which is based on the <br />solution suggested by the surrounding neighborhood. <br /> <br />Moeller asked Mr. Kaufhold what his reaction was to the <br />alternative solution. Kaufhold stated that he was concerned <br />about the reduction of the size of the multi-family parcel and <br />whether the City would consider a variance to allow a 20 ft. rear <br />yard setback for future development. <br />
