Nisja stated within <br />the last month. <br /> <br />Ron Richardson, 2165 victoria street, stated that he had concerns <br />about the effects of this project on traffic in the area and <br />pointed out that there had been 19 accidents in a year. Keel <br />stated that a development of this size would have a small impact <br />on existing traffic conditions. <br /> <br />Richardson testified that snow removal would be a problem which <br />could create sight visibility problems on victoria. Keel said <br />that proper sight distances would have to be maintained at the <br />entrance to the site. <br /> <br />Mark Long, 2219 Nancy Place, asked if commissioners have walked <br />the site, and stated that there were too many houses and not a <br />win situation for the City of Roseville. Berry stated that she <br />had walked the site. <br /> <br />Fred Rice, 941 Sherren street, stated that it would be difficult <br />to turn into the site because of the narrow roadway and that the <br />site was in a swamp. Rice stated concerns about visitor parking, <br />high traffic volumes on B during peak hours, and storm water <br />runoff. Nisja stated that he hadn't seen the detail design for <br />the roadway but the 24 foot road would meet the City's minimum <br />requirements. Nisja stated that a standard design would be OK. <br />Keel pointed out that it was a County Road and there wasn't any <br />County radius standards but that the City could specify these. <br />Nisja stated that a 15 foot radius be OK and that there should be <br />no parking on the street. <br /> <br />Tramm pointed out that there would be double wide driveways <br />besides garages on the site which would be ample for parking. <br /> <br />Johnson asked if there would be basements in the houses. Tramm <br />responded that there would. Keel summarized the storm sewer <br />locations in the area. <br /> <br />Rice stated that the land is low and would have to be filled 12 <br />feet to make the property buildable. <br /> <br />Greg Quitter, 2246 Nancy Place, asked if this type of development <br />has happened before. Dahlgren stated that it had. Quitter asked <br />if this was a trend for development in the city. Dahlgren <br />responded that as land gets scarcer the City has to make the most <br />and efficient use of the land. <br /> <br />Quitter stated concern that this type of development would lower <br />the value of surrounding area.
