ROSEVILLE PLANNING COMMISSION

page# 5

Wednesday, April 5, 1989

Johnson stated she had a problem with that because a yes vote for
the lot division is condoning the 50 foot lot. Johnson added
that it is not economically impossible to move the dwelling
because it has been done in other areas in the past.

DeBenedet stated that moving the house is not an option in his
mind. DeBenedet said that the houses moved from the Loehmann's
shopping center was a different case because other money made it
possible to move those houses. DeBenedet said that he could see
the possibility for creating two buildable lots and granting a
side yard variance for the existing house with the condition that
the 50 foot lot is combined with the lot to the north.

Johnson stated that the Commission said that last month and there
has been no change to the proposal. Johnson stated that she was
disappointed in what the developor came back with and that this
was not a reasonable request.

DeBenedet moved and Maschka seconded to recommend denial of the
proposed lot division based on the following:

1. The proposed lot division would create substandard lots
which would not meet the minimum width requirements of the
ordinance.

2. The lots created would be inconsistent with the lot sizes of
the contiguous lots.

3. That the lot division would leave the non-buildable 50 foot
parcel in place.

Roll Call:

Ayes:

Goedeke, Maschka, DeBenedet, Johnson

Nays:

stokes

Planninq 1924

Lorraine st.
