<br />ROSEVILLE PLANNING COMMISSION <br /> <br />Page' 9 <br /> <br />Wednesday, July 5, 1989 <br /> <br />Jopke stated that the applicant has requested that this matter <br />be continued for one month. <br /> <br />Maschka moved and Goedeke seconded to continue this matter to the <br />August 2, 1989 Planning Commission meeting. <br /> <br />Roll Call: <br /> <br />Ayes: <br /> <br />Maschka, DeBenedet, Wietecki, Berry, <br />Goedeke, stokes, Johnson <br /> <br />Nays: <br /> <br />None <br /> <br />Planninq File 1991 <br /> <br />M.A.T. Properties request for rezoning from R-1 to B-3 and a <br />special use permit for a convenience store with fuel sales at <br />2884 Old Highway 8. <br /> <br />Presentation <br /> <br />Dahlgren summarized the location, zoning, and the proposal. <br /> <br />Dahlgren pointed out that a similar proposal had been denied in <br />the past and that the staff had attempted to discourage the <br />applicant from applying with a similar proposal. Dahlgren added <br />that inquiries had been made from various people concerning the <br />possible use of the site as well as the site adjacent to it to <br />the north for mUlti-family residential purposes. <br /> <br />Keel summarized Engineering concerns relating to drainage, <br />assessments, soil conditions, utilities, and sidewalks. <br /> <br />Dan Pastorius testified that they are licensed brokers and they <br />have intensively marketed the property for multi-family but they <br />have been unable to find a developer. Pastorius pointed out that <br />the comprehensive plan shows the site for business development. <br />Pastorius added that the proposal would blend in with the <br />neighborhood and wouldn't increase traffic in the area. <br /> <br />stokes asked if the soil borings had been done on the site. <br />Pastorius replied that they had tested and analyzed the soils and <br />predict that between $5,000-$12,000 worth of soil correction work <br />would be required. <br /> <br />DeBenedet stated that the proposed roof does not continue on all <br />four sides of the building. Pastorius stated that the roof <br />could be redesigned to match the roof on the other sides. <br />
