Beverly Kroschel, 1085 Grandview Avenue, presented pictures of other Amoco sites pointing out that none of these stations had landscaping like what is being proposed. Pastor Filbeck, from the Assembly of God Church, opposed the proposal stating that there is no need for an additional service station in the area, that the proposal would increase existing traffic problems in the area, and that the proposal would adversely effect property values. Filbeck stated that the site should be developed with a high quality townhouse development like the Rottlund Company development on the Concordia Academy school site. MOTION None. Sketch plan review of Heritage Development of Minnesota, Inc. request for rezoning from R-1 to R-4 at 725 W. Larpenteur Avenue. Presentation Shardlow highlighted the proposal and the changes which have been made. DISCUSSION Items discussed included whether more diversity in roof lines could be provided, percent of site which is impervious, whether buildings could be moved further to the east to create more green space, whether better use of the amenity of the pond could happen, where drainage goes, and whether the residents north of the pond would receive notice of the hearings. MOTION None. Sketch plan review - Calibre Ridge project. Presentation Shardlow summarized the proposed changes to the approved Calibre Ridge project. DISCUSSION Issues discussed included the impact of the proposed changes on setbacks, utilities and landscaping and the changes to the various
