<br />ROSEVILLE PLANNING COMMISSION <br />March 11, 1992 <br /> <br />Paget <br /> <br />5 <br /> <br />districts, neighborhood impact and potential other uses for the <br />site. <br /> <br />Three citizens spoke on this matter. <br /> <br />Beverly Kroschel, 1085 Grandview Avenue, presented pictures of <br />other Amoco sites pointing out that none of these stations had <br />landscaping like what is being proposed. <br /> <br />Pastor Filbeck, from the Assembly of God Church, opposed the <br />proposal stating that there is no need for an additional service <br />station in the area, that the proposal would increase existing <br />traffic problems in the area, and that the proposal would adversely <br />effect property values. Filbeck stated that the site should be <br />developed with a high quality townhouse development like the <br />Rottlund Company development on the Concordia Academy school site. <br /> <br />MOTION <br /> <br />None. <br /> <br />Sketch plan review of Heritage Development of Minnesota, Inc. <br />request for rezoning from R-1 to R-4 at 725 W. Larpenteur Avenue. <br /> <br />Presentation <br /> <br />Shardlow highlighted the proposal and the changes which have been <br />made. <br /> <br />DISCUSSION <br /> <br />Items discussed included whether more diversity in roof lines could <br />be provided, percent of site which is impervious, whether buildings <br />could be moved further to the east to create more green space, <br />whether better use of the amenity of the pond could happen, where <br />drainage goes, and whether the residents north of the pond would <br />receive notice of the hearings. <br /> <br />MOTION <br /> <br />None. <br /> <br />Sketch plan review - Calibre Ridge project. <br /> <br />Presentation <br /> <br />Shardlow summarized the proposed changes to the approved Calibre <br />Ridge project. <br /> <br />DISCUSSION <br /> <br />Issues discussed included the impact of the proposed changes on <br />setbacks, utilities and landscaping and the changes to the various <br />
