The applicant did not have an <br />opportunity to respond to the conditions placed on the project. <br /> <br />Planning Files 2574 <br /> <br />Advance Circuits request for variance to the zoning ordinance at <br />1633 Terrace Drive. <br /> <br />Presentation <br /> <br />Falk highlighted the application and the proposed modifications. He <br />also added that a consultant has been hired to study sound <br />generated by Advance Circuits and how it affects the adjacent <br />properties and what solutions might be appropriate. <br /> <br />Discussion <br /> <br />Issues discussed included the need to combine the two separate <br />parcels into one PID number, what hardships are present on the <br />site, rooftop screening, noise and vibration control, and the Twin <br />Lakes plan as it relates to this application. <br /> <br />Dan McCarthy, from Advance Circuits, explained that the company is <br />growing and there is a strong demand for specialized assembly <br />space. He also indicated that they are working with the consultant <br />to find a solution to the noise problems on the site. <br /> <br />No citizens appeared. <br /> <br />MOTION <br /> <br />Thomas moved and Wall seconded a motion to recommend approval of <br />Advance Circuits request for a variance to the zoning ordinance at <br />1633 Terrace Drive with the following conditions: <br /> <br />1. The existing watermain and easement running between the two <br />buildings will need to be removed and relocated. The <br />Roseville Utility Department will have to approve the plans <br />prior to any work being done. <br />
