Public Hearings: <br /> <br />(a) Planning File 2634 <br /> <br />Space Center, Inc.'s request for rezoning from B-6 to Planned Unit Development. The <br />applicant wishes to construct a 121,000 square foot office/warehouse building located <br />at 2481 North Cleveland Avenue. Chairman Keith Wietecki opened the public hearing <br />and requested City Planner Michael Falk to provide a background report regarding the <br />request for a Planned Unit Development. Falk reminded the Planning Commission that <br />they had previously approved this project and that the City Council had requested a <br />continued hearing until the Commission considered Planned Unit Development <br />rezoning for this project. The purpose of the Planned Unit rezoning for this project <br />would be to add specific conditions under which the approval would be granted. <br /> <br />Mr. Falk noted that the project has not changed except the applicant has provided an <br />alternate south and east front exterior elevation for the buildings. This elevation would <br />not have a full glass frontage. <br /> <br />Falk recommended approval of the project. <br /> <br />Chairman Wietecki asked for clarification regarding the concept stage of the PUD in <br />that, if changes were to occur to the exterior elevations, would the project have to <br />return to the Planning Commission for further review? Falk responded that the <br />Commission would have to stipulate that either they were comfortable with elevations <br />from the original concept and elevations from the alternate as currently presented, or <br />request the developer to come back to the Planning Commission with any additional <br />changes beyond the original proposal. He noted that special conditions can be placed <br />on the PUD and that the building materials have not changed by the proportional use <br />of glass and other materials would change if alternate "B" exterior design was used. <br />
