He indicated that it would be more <br />appropriate to decide the land use first and then seek appropriate development. <br /> <br />Bob Wilmus, representing Wilmus Companies, indicated that a change on Site 3-2 (the <br />Hamline Shopping Center area) be considered for high density residential rather than <br />medium density residential. <br /> <br />Tom Olson, Episcopal Homes, testified in support of the change of Site 13-3 to high <br />density residential with a PUD. <br /> <br />Chairman Wietecki closed the public hearing. <br /> <br />6. <br /> <br />(I) <br /> <br />Planning File 2656 <br /> <br />Amendments to the Shoreland Ordinance. <br /> <br />Chairman Wietecki opened the public hearing. <br /> <br />Assistant Community Development Director, Rick Jopke, pointed out that a Committee <br />has been formed to make recommendations concerning amendments to the Shoreland <br />Ordinance and that Committee work is not complete. Mr. Jopke recommended that the <br />Planning Commission conduct a public hearing and take testimony from the public as well <br />as provide direction to the Committee for their use in developing an ordinance for future <br />Planning Commission consideration. <br /> <br />Chairman Wietecki stated that the ordinance should reflect that Roseville is a built up <br />urban community and not a natural, undeveloped lake. As such, the ordinance should <br />allow reasonable accessory structures with appropriate architectural and other restrictions. <br />Chairman Wietecki also stated that the city should be careful with bluff land and <br />questioned whether the 1000 foot restriction is too much. <br /> <br />The public hearing was continued until August 10, 1994. <br /> <br />6. <br /> <br />(g) <br /> <br />An Ordinance Amending City Code Section 7.025 <br /> <br />Regarding garage/boutique sales in residential districts. <br /> <br />Assistant Community Development Director, Rick Jopke, explained that this item had <br />been referred to the Planning Commission from the Roseville City Council and reviewed <br />the proposed ordinance changes. <br /> <br />Member Thomas stated that the ordinance should include provisions to allow the city to <br />grant exceptions such as the YMCA sales. <br />
