No stop sign had been placed at the intersection of the Good <br />Value Homes with Grandview; the ponding areas had not been completed; construction <br />workers were parking on Grandview; and the hours of operation and construction began <br />before 7:00 a.m. which is a violation of the City Code. Chairman Wietecki asked the staff <br />to review these issues with Good Value Homes and Mr. Sazma. <br /> <br />6. PUBLIC HEARINGS: <br /> <br />(d) Planning File 2701 <br /> <br />Pacific Mutual Door Company's request for a variance to the zoning ordinance to <br />construct an addition on the site at 2644 and 2655 Fairview Avenue North. <br /> <br />Chairman Keith Wietecki opened the public hearing on the Pacific Door variance request <br />and requested City Planner Michael Falk to provide a background report. Mr. Falk <br />explained that currently Pacific Door has a 55,000 square foot building on 2.35 acres in an <br />1-1Light Industrial zone located at the corner ofFairview Avenue and County Road C. <br />Two variances have been requested: one of which is for lot coverage in which Pacific <br />Door would place a building on 44 percent of the lot. (The City Code allows for 30 <br />percent coverage of the lot.) The second variance requested is a variance for front yard <br />setback. The existing building and parking setback allows for vehicles to be parked within <br />10 feet of the Fairview Avenue property line. (The Code requires a 40 foot setback.) <br /> <br />Mr. Falk described the architecture, the overhead doors and the brick exterior with brick <br />highlights along the north wall. He also explained the screening along the northwest <br />corner of the site and the trashmaster configuration in the rear of the building. No site <br /> <br />2 <br />
