<br />Member Bakeman asked how much of the lot is buildable. Thomas Paschke stated at least one-third of the site is <br />buildable. Could the lot be split? (No). <br /> <br />Member Duncan stated there are four new houses in the area - to the east -, which have three car garages. <br /> <br />There being no further discussion, Chair Duncan closed the hearing. <br /> <br />Member Mulder stated he was concerned with the size of the structure and the odd situation. The second building is <br />significant; there will be three on the site. The existing 18 x 25 shed is larger than most one-car garages, in addition to the <br />proposed three-car garage. <br /> <br />Member Cunningham asked if an 860 sq.ft. structure was able to house three cars (Yes). <br /> <br />Thomas Paschke explained allowable rear building area and, as an alternative, an attached three-car garage which could <br />be built without a variance. <br /> <br />Member Mulder stated the second building frustrated him. <br /> <br />Motion: Member Mulder moved, seconded by Member Duncan, to recommend approval of a 171 square foot <br />variance from Section 1 004.01A4 to allow construction of a detached accessory building 840 square feet in size <br />in the rear yard adjacent to the principal structure for property located at 1055 Shryer Avenue, based on the <br />comments and findings in Section 4 and 5 of the project report dated June 5, 2002. <br /> <br />Member Mulder noted that no other (third) accessory structure would be allowed. <br /> <br />Ayes: 5 <br />Nays: 0 <br /> <br />Motion carried. <br /> <br />Motion: Member Mulder moved, seconded by Member Duncan, to recommend approval of a conditional use <br />permit to allow construction of a 30 foot by 28 foot (840 sq. ft.) detached accessory building (parcel total of 1,299 <br />square feet) in the rear yard adjacent to the principal structure of property located at 1055 Shryer Avenue, based <br />on the comments and findings in Section 4 and 5, and the conditions stipulated in Section 7 of the project report <br />dated June 5, 2002, and noted that no other (third) accessory structure would be allowed. <br /> <br />Ayes: 5 <br />Nays: 0 <br /> <br />Motion carried <br />d. Planning File 3399: Request by Robert Lindholm for a variance to exceed the 30% lot coverage requirement <br />of Section 1 004.01A6 of the Roseville City Code for property located at 2959 Matilda Street. <br /> <br />Chairman Duncan opened the hearing and requested City Planner Thomas Paschke provide a summary of the project <br />report dated June 5, 2002. <br /> <br />Robert Lindholm has submitted an application for a 533 square foot or 5% percent variance to Section 1004.01A6 <br />(Maximum Total Surface Area) to allow the construction of a 864 square foot detached accessory structure (garage) in the <br />rear yard adjacent to the home and slightly expand the driveway by matching into the existing driveway with a two foot <br />wide by 24 foot wide (48 sq.ft.) apron. <br /> <br />The house was constructed in 1963 on the 90-foot by 122 foot or 10,980 square foot parcel; the principal structure and <br />tuck-under garage have a footprint size (based on applicant site plan information) of 55 feet by 25 feet or 1,375 square <br />feet. <br /> <br />The tuck under garage is estimated (City Staff) to be 16 feet deep by 25 feet wide or 400 square feet and is proposed to <br />be converted into living space. <br /> <br />Thomas Paschke explained the variance requirements and hardship on the site. Staff recommended approval with <br />conditions. <br />
