<br />Roseville Public Works and Transportation Commission <br /> <br />Agenda Item <br /> <br />Date: March 27, 2003 <br /> <br />Item No: 7 <br /> <br />Item Description: Concept Plan - United Properties (Arona Site) <br /> <br />United Properties (developer) has applied for a 13.7 acre mixed residential General Concept <br />Planned Unit Development to redevelop the former Ralph Reeder school site. The proposal <br />named "Applewood Pointe" would include the extension of Arona Street and Terrace Drive, a 2+ <br />acre neighborhood park and pond overlook, 5 single family homes, 2 habitat for humanity <br />homes, 18 town homes designed as 3 separate "row house" styled stmctures, a 3 and 4 story, 90 <br />unit senior corporative, and a second phase of either 18 town homes or a 3 story, 30 unit <br />condominium. <br /> <br />The proposal for Applewood Pointe includes the extension of Arona Street and Terrace Drive <br />within 50 to 55 foot wide dedicated right-of ways. Arona Street is designed as 26 foot wide road <br />and includes designated on street parking areas along the west side of the street. Arona Street <br />would intersect with Terrace Drive creating a three way intersection (two public streets and <br />private drive access). Terrace Drive is designed as a 26 foot wide road that includes designated <br />on-street parking areas for the western half of the street and along the south side. Terrace Drive <br />will be improved to cormect to the existing Terrace Drive located easterly through both the <br />Terrace Garden and Centennial Garden Apartment's property. There will be no on street parking <br />allowed on the Ten.ace Drive extension that will connect the new Terrace Drive and the old <br />Terrace Drive. The Community Development and Public Works Departments are currently <br />working with the property owners regarding the street extension improvement, which will be a <br />Public Improvement. <br /> <br />Another Public Improvement associated with this project involves the Arona Pond. The existing <br />pond is proposed to be excavated and improved to address water capacity, as well as water <br />quality issues. This was identified as a problem area in the Storm Water Management Plan. <br /> <br />Recommended Action: <br /> <br />No action is necessary. <br />
