May 12, 2005 For Submission of: Planned Unit Development-Final Development Plan Public Right-of-Way and Public Easement Vacation Introduction On behalf of Twin Lakes master developer Rottlund Homes and sub-developers Ryan Companies US, Inc. and Roseville Properties; RLK-Kuusisto, Ltd. has prepared the enclosed submittal package for the Plmmed Unit Development-Final Development Plan and Public Right-Of-Way and Public Easement Vacation applications for review and approval by the City of Roseville. Rottlund Homes proposes an 80:+: acre development consisting of 3 a:+: acres of residential use (no:+: units), 1 a:+: acres of office use (up to 221 ,OOO:+: square feet of building space), 30:+: acres of retail and restaurant use (363,000:1: square feet: 317,000:+: square feet ofretail space and 46,000:1: square feet of second story office space) and 1 a:+: acres of new road right-of-way and ponding/public area. Overall, the development proposes four blocks of residential use, four blocks of conmlercial officelretail use and four outlots; the outlots will provide stomlwater ponding/site amenities and a landscape buffer along Twin Lakes Parkway; 1.58:+: acres of outlot area will be dedicated to the City as pm1 of the parkland dedication.
