<br />Project Narrative <br />Twin Lakes Redevelopment <br /> <br />Prepared By: <br />RLK-Kuusisto, Ltd. <br />May 12, 2005 <br /> <br />For Submission of: <br />Planned Unit Development-Final Development Plan <br />Public Right-of-Way and Public Easement Vacation <br /> <br />Introduction <br />On behalf of Twin Lakes master developer Rottlund Homes and sub-developers Ryan Companies US, <br />Inc. and Roseville Properties; RLK-Kuusisto, Ltd. has prepared the enclosed submittal package for the <br />Plmmed Unit Development-Final Development Plan and Public Right-Of-Way and Public Easement <br />Vacation applications for review and approval by the City of Roseville. Rottlund Homes proposes an 80:+: <br />acre development consisting of 3 a:+: acres of residential use (no:+: units), 1 a:+: acres of office use (up to <br />221 ,OOO:+: square feet of building space), 30:+: acres of retail and restaurant use (363,000:1: square feet: <br />317,000:+: square feet ofretail space and 46,000:1: square feet of second story office space) and 1 a:+: acres <br />of new road right-of-way and ponding/public area. Overall, the development proposes four blocks of <br />residential use, four blocks of conmlercial officelretail use and four outlots; the outlots will provide <br />stomlwater ponding/site amenities and a landscape buffer along Twin Lakes Parkway; 1.58:+: acres of <br />outlot area will be dedicated to the City as pm1 of the parkland dedication. The Roseville City Council <br />approved the Preliminary Plmmed Unit Development on January la, 2005. <br /> <br />Project Request <br />.
