City of Roseville - Variance Board Minutes for December 1, 2004Page 4 of 4
Dennis Welsch explained that the staff has wanted to update the sign code for a number of years to
reflect the need for better quality, more readable signage which incorporates the building materials
and scale of the site. The Rosedale Square-Welsh proposal is much more in tune with the staff
concepts than the current (but outdated) Code. This change in the Code will be a work item for the
next year.
There being no further public comment, Chair Bakeman closed the hearing.
Motion: Member Mulder moved, seconded by Member Boerigter, adopting a Variance Board
Resolution approving an amended Variance for Rosedale Square affording the relocation of a
pylon sign; a Variance to Section 1005.01 ( requiring a 30 foot Corner Lot Setback) to allow
the placement of the pylon sign 15 feet from the property line adjacent to County Road C and
10 feet from the property line adjacent to Lincoln Drive ; a 6 foot height Variance to Section
1009.03M (Ground Signs no more than 8 feet in height) allowing two monument signs of 14
feet in height; a Variance to Section 1009.018D (Type & Gross Surface of Signs in B, SC and I
Districts) allowing Rosedale Square to have one pylon sign and two ground (monument)
signs; a 110 sq. ft. Variance to Section 1009.08D (Type & Gross Surface of Signs in B, SC and
I Districts) allowing 310 sq. ft. of total signage including 240 sq. ft on the pylon sign and 35
sq. ft. on each of the ground signs, based on the findings in Section 5 and the conditions of
Section 6 of the project report dated December 1, 2004, with signage on the south and/or
west side of the driveways only.
The staff was directed to correct the resolution with updated dimensions, and work with City
Engineer Deb Bloom to coordinate traffic movement and line- of-sight issues.
Ayes: 3
Nays: 0
Motion carried: 3-0
6.Adjournment
The meeting was adjourned at 5:53 PM
Return to Variance Board
http://www.ci.roseville.mn.us/council/variance/minutes/2004/vb1201.htm5/1/2006
