When the <br />redevelopment of the Twin Lakes Business Park is complete, the trucking and outdoor <br />storage gradually will be replaced by a more contemporary Unix of high quality offices, <br />medical facilities, showrooms and warehouse space, multiple family hauling and a <br />supporting service mix with uses such as day care and health club facilities, lodging, <br />restaurants anal complementary commercial businesses. The Master <br />Plan specifically states• "I•thisl new raster elan amendment of 2{101 will designate the areas <br />as BP -~3usiness Park " The 2441 Master Plan also includes fow future land- use maps <br />£"Q_ptions 2 3 and 4" and the "Twin Lakes AUAR Future Land Use Scenario"} and several <br />pa.g;es of text describing land use s~,enarias and.goals. The intent of the 2041 Master Plan was <br />tg provide for a flexible mix of Business ParIC uses. For reference, the 2401 lV€aster Plan is ~£ <br />posted on the Cit~,'s website: www.ci,roseville.rnn.us. <br />A detailed breakdown of all of the proposed land uses~d alternatives-mess in due-i~d <br />Use-Scenario -1--A is provided in Sew--'~Apnendix B. A general description follows below. <br />13ospi#al Campos <br />The future land use includes a~repesed-the~otential far a hospital <br />within Subarea I. The p~es~-~atential hospital wcould be six to seven€~ stories in <br />height and include approximately 400,000 sq. iI. of building area. This area breaks dawn into <br />approximately 240,000 sq. ft. to accctmnnodate 304 beds; 200,040 sq. ft. fox outpatient caz~ <br />support (such as radiology/surgery}; and 200,000 sq. ft. for non-patient care, such as a power <br />plant, laundry and grounds-keeping. <br />The hospital mid--c, auld provide emergency services, 0~+~~-but not a trauma center. <br />There ~feuld-could be approximately five to seven ambulances per day. There l~-could <br />also be a helipad on the facility. It would have approximately 20 helicopter visits per month. <br />The primary use of helicopters is for transport offsite. (The hospital would meet with <br />Federal Aviation Administration. tFAA}, to survey the site to determine a-th~rimary and <br />secondary route helicopters vra-could take, an~Bath routes are likely to be away from <br />residential areas.} <br />
