It is not the goal <br />of the City to significantly increase overall residential densities. <br />c) Encourage innovative high quaItfyplanning and design in residential <br />developments that cater to the life siylellife cycle ofpresent andfuture residents. <br />High quality developments may include such improvements as masonry exteriors, <br />higher window and wall insulation packages, undergroundparking, more useable <br />open space, than normally required, porches, landscaping, and amenity packages <br />within each unit. <br />6. To protect the integrity of all housing areas, require strict adherence to all <br />performance standards'. <br />a) Urutertake appropriateactions to ensure the safety and security Qf <br />residents in their neighborhoods. <br />b) Maintain the quality o f existing residential areas through comprehensive <br />enforcement of all codes. <br />c) Adopt appropriate ordinances to ensure property is maintained in order to <br />prevent deterioration of residential neighborhoods. <br />d) Where higher intensity uses are located adjacent to existing residential <br />neighborhoods, create effective land use buffers and physical screening. <br />~_~ Puh&c Improvement Contract: In order to ensure that the public improvements for this <br />plat are built to Gity standards, Staff has drafted a Public Improvement Contract that <br />defines the responsibilities involved with the proposed public improvements. The <br />improvements must meet all applicable City Standards for streets and utilities. Upon <br />completion of the project, the developer's engineer must provide the City with ~s- <br />built plans. They must also provide to the City Engineer a letter certifying that the <br />improvements were constructed according to approved plans and specifications, and <br />request that the City accept the improvements. Qnce the City Gouncfi accepts the <br />improvements, the on~yearwarranty period will begin.
