Variance Board Meeting <br />Minutes – Wednesday, August 01, 2007 <br />Page 6 <br /> <br />and re-develop the former Press Gym into the Parkside Apartments, a twenty (20) <br />unit, two (2) story, apartment building. <br />Mr. Paschke advised that Jason Morrissey had submitted an application to allow the <br />utilization of an existing building wall for a re-use and re-development project. Mr. <br />Paschke noted that the property was originally constructed in 1971 (known as Kings <br />Court and The Press Gym), and had a zoning designation of B-1, Limited Business <br />District and a Comprehensive Land Use Plan designation of LB, Limited Business; <br />and that the VARIANCE being sought would allow a rear yard setback of twenty- <br />seven feet (27’) versus the required thirty feet (30’) for the new project and use. <br />Staff recommended APPROVAL of a three foot (3’) rear yard principal structure <br />setback VARIANCE to Roseville City Code, Section 1004.015, allowing a pre-existing <br />building wall to be re-used as a component of the Parkside Apartment <br />(redevelopment) project at 2560 Fry Street; based on the comments and findings in <br />Section 5, and the conditions of Section 7 of the project report dated August 1, 2007. <br />Applicant, Jason Morrissey <br />was present, but had no comment. <br />Mr. Paschke advised that staff had received two (2) public comments via phone; both <br />interested in clarifying what was being proposed, bur not providing any indication of <br />the callers’ support or opposition to the proposed project. <br />Mr. Paschke advised that the staff report didn’t include a draft resolution, but would be <br />outlined the suggested Variance Board action, as detailed in the staff report, Section <br />8.1. <br />Vice Chair Doherty closed the Public Hearing, with no one appearing for or against. <br />MOTION <br />Member Doherty moved, seconded by Member Martinson to adopt Variance <br />Board Resolution No. 68 entitled, “A Resolution Approving a Variance to §1004 <br />(Residence Districts) of the Roseville City Code for Morrissey Development, <br />2560 Fry Street (PF07-048)”; APPROVING a three foot (3’) rear yard principal <br />structure setback VARIANCE to Roseville City Code, Section 1004.015 <br />(Residential Dimensional Requirements), allowing the re-use/redevelopment of <br />the Press Gym into the Parkside Apartments, 2560 Fry Street; based on the <br />comments and findings in Section 5, and the conditions of Section 7 of the <br />project report dated August 1, 2007; <br />amended to correct Condition “C” to read <br />“… building permit”, instead of “… sign permit”. <br />Ayes: 3 <br />Nays: 0 <br />Motion carried. <br />Vice Chair Doherty advised the applicant of the appeal process timeframe. <br />5. Adjournment <br />Vice Chair Doherty adjourned the meeting at 6:00 p.m. <br />
