(PF3182) 1.0 REQLTESTED ACTION 1.1 7oel & Phyllis Dillner are requesting approval of a three (3) lot minor subdivision that would divide the e�sting parcel located at 2121 County Road "B" West into three (3) residential lots. 1.2 The Dillner properiy is located at the northeast comer of County Road "B" West and Acorn Road. 2.0 BACKGROUND 2.1 Joel & Phyllis Dillner are requesting a minor subdivision to create three (3) parcels out of the e�sting large single parcel, meeting or exceeding the minimum standards of the R-1 Single Family Residential District. No new street or utility construction is necessary to serve the proposed division. Sewer and water laterals, utility easements, and curb cuts (driveway access aprons) will be necessary. 2.2 The parcel lies in a Single Family Residential zoning district (R-1), has a width of 380 feet along County Road "B" West, a depth of appro�mately 190 feet and is 72,200 square feet in size. Single family homes lie to the north, east, and west and Midland Hills Country Club lies to the south. The parcel accesses County Road "B" West. 2.3 The request would create three (3) parcels, Parcel A, Parcel B, and Parcel C. Parcel A will ha�e a width of 120 feet, a depth of 190 feet, and a lot size of 22,800 square feet. Parcel B will ha�e a width 150 feet, a depth of approximately 190 feet, and a lot size of 28,500 square feet. Parcel B will also include the e�sting Dillner residence. Parcel C will ha�e a width of 110 feet, a depth of 190 feet, and a lot size of 20,900 square feet. 2.4 The lot sizes of those parcels along Acorn Road are fairly large in size (250 feet x 330 feet). The lots along County Road "B" generally ha�e a width of 98 feet to 108 feet and a depth of 150 feet to 240 feet. RCA (O11 000)Page 1 of 3
