7.10 Compliance with Law. No use shall be made of the Property which would <br />violate any then existing municipal codes or ordinances, or state or federal laws, nor shall <br />any act or use be permitted which could cause waste to the Property, cause a material <br />increase in insurance rates on the Property, or otherwise cause any unusual liability, <br />health or safety risk, or expense, for the Association or any Owner or Occupant. <br />7.11 Alterations. No alterations (as defined in Section 8) shall be made, or <br />caused or allowed to be made, in any part of the Common Elements, or in any part of the <br />Unit which affects the Common Elements or another Unit or which is visible from the <br />exterior of a Dwelling, without the prior written authorization of the Board, or a <br />committee appointed by it, as provided in Section 8. <br />7.12 Time Shares Prohibited. The time share form of ownership, or any <br />comparable form of lease, occupancy rights, ownership, or right-to-use plans, which has <br />the effect of dividing the ownership or occupancy of a Unit into separate time periods, is <br />prohibited. <br />7.13 Open Snace Easements and Covenants. The Property is subject to open <br />space easements and covenants in favor of the City recorded against the Property and <br />containing various restrictions and requirements with respect to the use and maintenance <br />of the Common Elements. <br />7.14 Access to Units. In case of emergency, the Units are subject to entry, <br />without notice and at any time, by an officer or member of the Board, by the <br />Association's management agents or by any public safety personnel. Entry is also <br />authorized for maintenance purposes under Sections 9 and 13, and for enforcement <br />purposes under Section 14. <br />SECTION 8 <br />ARCHITECTURAL STANDARDS <br />8.1 Restrictions on Alterations. One of the purposes of this Declaration is to <br />ensure that those parts of the Dwellings and other parts of the Units which are visible <br />from the exterior be kept architecturally attractive and substantially uniform in <br />appearance. Therefore, except as set forth in Section 8.5, the following restrictions and <br />requirements shall apply to alterations on the Property: <br />8.1.1 Except as expressly provided in this Section 8, no structure, <br />building, addition, deck, patio, fence, wall, enclosure, window, exterior door, <br />antenna or other type of sending or receiving apparatus, sign, display, decoration, <br />color change, shrubbery, material topographical or landscaping change, nor any <br />other exterior improvements to or alteration of any Dwelling or any other part of a <br />Unit which affects the Common Elements or another Unit, or which is visible <br />from the exterior of the Dwelling (collectively referred to as "alterations"), shall <br />14 <br />
