In addition to the maintenance <br />described in Section 9.1, the Association may, with the approval af the Board and a <br />majoriEy of t�ie total Owners' votes in the Association; ur�r�.ertake to pravid.e adcli�ional <br />exterior maintenance to Yhe U�ts or Dwellings. <br />9.3 Main#enance b Owner. E�cept for the exterior maintenance required to <br />be providcd by the Association �z�der Section 9.1 or 9.2, all mai:nt�nance of the <br />Dwellings and Units sha11 be th.e sale responsibiliiy and expense of the Ownexs thereaf <br />Subject to Sect�on 9..1.2, the Lirni�ed Cornmon Elemeuts allocated to a Unit shal� be <br />ma.intained by tl�e Owner of that Unit. The AssociaYion �ay require that auy exteriar <br />maintenance to be performed by Ehe Owner be accomplished in accordar�ce with <br />star�dards esfiablished by the Association. T1�e Ov�mers and Occt�pa.nts shall have a duty to <br />promptly notify the Association of defects i.n or damage to those parts af thc Prap�rty <br />which the Assaciaiion is abl'rgated to maintain_ <br />9.4 Dama�e Caused by. Owner. Notwi%�istanding any provision to the contrary <br />in this Declaration, if, in the judgment of the Associatian, the need for mainte�ance of <br />any part of the Property is caused by the act or ornissian of an Owner ar Occupa.nt, or his <br />or her guests, or by a co�d.ition in a Unit which tb.e Owner or Occupar�t has caused or <br />allowed to exist af�er notice fram the Association, the Association rnay, upon reasonable <br />notice, cause such darnage or condition to be repaixed ar correciec� and �ie cast thereof <br />may be charged and assessed againsE the respoz�sible Owner's LTnit.
