Insurance policies rnaintaineci by �wners axe <br />without contribution as against the insurance purchased by the Association, except as to <br />deduciible amounts or other items not covered �.Fnder the Assaciation's palicies. <br />SECTION 12 <br />RE��NSTRUCTION, CUN�3�IVINATIUN ANll EMINENT llOMA1N <br />12.1 Reconstruction. The obligatior�s and procec�ures for the repair, <br />reconstructron or dispasition of t]ae Property following da�age ar c�es#ruction t}�ereof <br />shall be gaverned by the Act. Any repair or reconstruction sha11 be cazn�nence� as soon <br />as praeticable af�er the casualty and shall. be substantially in accordance with �e plans; <br />sgecifications and design of the Property as initially constructed �nd subsequently <br />impraved.. � <br />12.2 Condemnat�on and Eminent Daznain. In tke event a� a taking of any part <br />of t�ae Property by candemnation or eminent dornain, fhe provisians of the Act shall <br />govem; �ravided {i) that the Associatzon shaIl be the attorney-in-fact to represent the <br />Owners iu any re�ated proceetlin�;s, negotia#ions, settlements a:r agreements and (i�) that <br />any awards or proceeds s�ali be payable to the Association for the �enefit of the Owners <br />and the mortgagees of their Units. Mortgagees shall be entitled to priariiy for <br />condamnation awa�`ds in accordance with tl�e priorities established by the Act and the <br />Cxoverning Documents, as their interests may appear_ <br />12.3 Terrnination and Liquidation_ The termination of the common interest <br />cornmunity, and the distribution of ar�y proceeds therefrom, shall be gaverried by the Act. <br />22 <br />
