(PF #3759) <br />BACKGROUND <br />On October 9, 2006, the City Council approved the public improvement contract for MOORE'S <br />MCCARRON'S PRESERVE. This plat included the following public improvements to serve <br />the 4 single family home lots within this development; Reservoir Woods Circle, watermain, <br />sanitary sewer, infiltration basins, and storm sewer. Staff has worked with their Engineer during <br />construction to ensure the improvements were installed according to approved plans and City <br />specifications. <br />POLICY OBJECTIVE <br />The City Policy requires the following steps be completed to finalize the construction project: <br />• Certification from the civil engineer in charge of the project verifying that all work has been <br />completed in accordance with the approved plans and specifications. <br />• A resolution by the City Council accepting the project and beginning the two-year warranty <br />period. <br />FINANCIAL IMPACTS <br />Since this was a developer initiated project, the City did not pay to construct these <br />improvements. However, the new infrastructure has long term maintenance costs and will need <br />to be replaced in the future. The street, with regular maintenance should last 30 to 40 years, to <br />achieve this, the City will add this street to our pavement management program. The water and <br />sewer should last 100 years, depreciation for these pipes will be included in our utility rate study. <br />The developer reseeded the areas around the infiltration basins late last fall. To ensure that the <br />native seeding is successful, we are requesting that the developer provide a letter of credit in the <br />amount of $7000 as a guarantee for the 2- year warranty period. <br />STAFF RECOMMENDATION <br />All necessary items have been completed in accordance with project plans and specifications. <br />Since all items have been completed as outlined in the policy regarding final project acceptance, <br />staff recommends the City Council approve a resolution accepting the public improvements. <br />REQUESTED COUNCIL ACTION <br />Approve a resolution accepting the public improvements constructed for the MOORE'S <br />MCCARRONS PRESERVE plat. <br />Page 1 of 2 <br />
